A lot of buyers still believe they need 20% down to purchase a home.

In reality, most first-time buyers are putting down far less. Often closer to 10%, and sometimes even less depending on the loan.

That doesn’t mean buying is “easy” right now. It just means the barrier to entry isn’t always what people think it is.

The bigger question is what makes sense for your situation, your budget, and your long-term plans.

March 2026 gave us a small shift toward balance, but this is still a seller-leaning market.

Prices continued to climb, and sales were strong. Buyers are still active and willing to act when the right home comes along.

The biggest change is inventory. More listings hit the market, giving buyers more options than we’ve seen recently.

That said, it’s still a relatively tight market. More choices does not mean less competition across the board.

This is the kind of market where timing and strategy really matter.
