If your selling FSBO it might be because you do not want to pay the listing agents commission, but you may not have the market knowledge to get the most market value for your home. In some cases the extra value you get for your home will have covered the commission without having you come out of pocket.

Are you holding off on buying a house because you heard the down payment was at least 20%?

This may be true, but only if you do not want to obtain private mortgage insurance, or PMI.
