$9,000 later… 😭

One thing I’ll never forget again: replace the HVAC filter every month. It’s such a basic thing , but ignoring basic maintenance can turn into expensive problems FAST.

Check your filter monthly and change it when it’s dirty.

Buying a home? 👀 Don’t let the countertops and fresh finishes distract you from what could actually cost you money.

Cracks, strange odors, drainage issues, low water pressure, and even fresh paint in one random spot can be signs worth looking into.

The goal isn’t to find a “perfect” house — it’s to know what you’re buying before you commit.

Buying a home can feel way more complicated than it actually is, especially when you’re making decisions based on things you’ve heard for years.

You don’t always need 20% down.
You don’t need perfect credit.
Getting pre-approved doesn’t automatically mean wrecking your credit.
And renting being cheaper today doesn’t necessarily mean it’s the better long-term move.

The biggest mistake might be assuming you’re not ready before actually finding out what your options are.

If buying a home is somewhere on your 2026–2027 radar, let’s figure out what your starting point actually looks like.

Your first property doesn’t need to be your dream home 🏠

If I had $15K saved and wanted to get into real estate, I’d be thinking about how I could use that money strategically.

Lower my living expenses. Look for rental potential. Build equity. Buy something with room to improve.

For context: $15K is just an example. How much cash you actually need will depend on the purchase price, loan type, closing costs, seller assistance and any programs you qualify for.

You might be closer to buying than you think.

Before you fall in love with the house, ask the right questions. 🏠

A beautiful kitchen can distract you from an old roof, high utility bills, unpermitted renovations, or other expensive surprises.

The goal isn’t just to find a house you love — it’s to understand what you’re actually buying.

Save this for your next showing. 🔑

You might need less for a down payment than you think. 🏠

With an FHA loan, qualified buyers may be able to put down as little as 3.5%.

The down payment is only part of the cost, so make sure you’re also planning for closing costs and reserves.

Buying in Philly? DM “HOME” and let’s talk about your options.

Buying your first home doesn’t start on Zillow. 🏠

It starts with understanding your finances, knowing what payment you can comfortably afford, exploring your loan options, and getting pre-approved.

Then comes the fun part — actually finding the house.

One of the biggest mistakes I see first-time buyers make is waiting until they’re “ready to buy” before learning how the process works.

You don’t need perfect credit.
You don’t always need 20% down.
And you shouldn’t assume you won’t qualify before actually speaking with someone who understands your options.

Even if buying is 6–12 months away, learning the process now gives you time to prepare.

Save this guide so you know what comes next. 🔑

And if you’re thinking about buying in Philadelphia or the surrounding suburbs, DM me “HOME.” I’ll help you figure out your first step.
