The real reason homes are sitting on the market longer? It’s not complicated.

Understanding today’s market is key: homes are taking 20 days longer to sell than last year, and 40% of listings have seen price reductions.

While thousands of sellers are chasing 2021’s unicorn prices, the buyers have moved on to reality. The market is still moving - just at 2024 prices, not 2021 prices.

I’ve watched it happen repeatedly: Seller lists at “aspirational” price → home sits → price reduction → another price reduction → finally sells for less than if they’d priced it correctly from day one.

What’s ACTUALLY working in today’s market:

-Pricing based on sales from the last 30-90 days (not what your neighbor got in 2022)

- Understanding that buyers expect inspection periods and due diligence time

- Accepting that 30+ days on market is normal, not a failure

- Being prepared for price negotiations (they’re part of the process again)

Smart pricing from the start helps you avoid weeks of waiting and eventual price cuts.

That’s why I always recommend working with a homeowners insurance broker—they compare multiple carriers to get you the best deal tailored to you.
