⚒️ 🧑‍🔧 Let’s talk about the term As-Is…. Is it really?

“As-Is” truly means that the seller won’t make repairs or offer credits after inspections. The thing is, buyers are covered by the inspection contingency. If they’re not satisfied with the inspection, they can always cancel the deal. Even in an As-Is situation.

Buyers, the best way to navigate this…in your initial offer, you should clearly define how much $$$ in estimated inspection repair findings that you would be comfortable taking responsibility for. It doesn’t mean you have to fix those things now… just that you wont ask the seller to do so.

For example: “The buyer agrees to cover the first $5,000 of cumulative inspection repair findings.”

If the reports come back with $15,000 worth of issues… you now have $10k with of negotiating power! ✨

✨ I’ve had the privilege of helping families sell the home they’ve owned for 30+ years. Many of them are saying goodbye to the place where their kids grew up, holidays were celebrated, and so many little everyday moments happened.

Selling it isn’t always about finding the highest offer or signing a contract. Sometimes it’s about helping a family through a really emotional transition and making sure they feel taken care of every step of the way.

That’s one of the parts of this job I’m most grateful for✨
