I just welcomed another new home buyer to PHL! 🥳 This buyer is a friend of a friend of a friend 🤯 and man was it fun, cool & rewarding to represent her! She knew what she wanted from the get go (and truthfully it was for me to give her time & space at first 😜)! But then she decided to hop on a call and hear me out about the home buying process and pick my brain on any and all questions she had! We started touring houses 5 days later and were under contract less than a week after that! 👏🏼 Through negotiations, repairs (and even final walkthrough) our patience and determination were tested. Nevertheless we persisted onwards! We moved through the transaction in a way that fought to put her in the best position possible and I was thrilled to see the smile on her face when the documents were signed and the keys were finally hers!!! ☺️

This fall in the real estate industry we've seen closed and pending sales figures much lower than this time last year as more buyers take a 'wait and see' approach. Along the same lines, new listings last month were the lowest they've been in more than 2 decades as sellers sat on the sidelines as well.

Folks- the above facts partially describe what is going on in the market but it's not the whole picture. And it's not necessarily the right strategy (or a bad time) for either buyers or sellers. That is person and situation dependent. If you've decided not to suit up or to take a break and sit it out for a bit, or are considering doing so, I challenge you to look at your big picture (financial health, current and future personal & professional situation and goals, long-term plans and timeline) before making that decision. And if you need a sounding board or advisor to talk you through it and ask the tough questions- I invite you to reach out and I'll be that person for you.

Herd mentality is when individuals are influenced by peers to adopt behaviors largely based on emotional rather than rational basis. An antonym of which is individual thinking where a person thinks for him or herself and in turn produces independent decisions and behaviors that suit their needs and align with their values and goals. Which path do you follow and is it the one that supports your goals and dreams and best serves you?
