Real estate investing reality check...
This is exactly the kind of situation I teach my students to handle. Yesterday celebrating a new tenant for our Philadelphia property, today dealing with a one-day notice situation.
This is the real business, y'all. The ups and downs happen fast, and you need to know how to navigate both.
Got a text from another tenant: 'Moving out September 3rd.' (Who gives a one day notice????)
Well, actually, after I asked for clarification, she's not fully out until the 4th. Because apparently 'my new lease starts tomorrow' doesn't automatically mean 'I'm moving out tomorrow.' 🙄
This is real estate investing - the ups and downs happen in the same week, AND you have to ask all the right questions to get the full story.
The good news? This is one of our better neighborhoods and it's rented fast before. I'll be inspecting Thursday to see what we're working with and how fast we can turn this around.
