If most of your down payment is tied up in your current home, selling first is usually the safest option.

Buying first can work if you have enough savings or financing flexibility. A home-sale contingency can also provide protection, but it may make your offer less competitive.

The right extra inspection depends on the house, not just the price.

• Radon: worth adding when the home has a basement or lower-level living space. This is one I bring up often in Southeast PA.
• Sewer: smart for older homes, big trees, or a long line from the house to the street.
• Chimney: add it when there is a fireplace, wood stove, or older masonry chimney, even if it has not been used much.
