This home had one weekend of open houses and went under contract with multiple offers.

Nearly 3,000 sqft, extra wide with parking, and just steps from Passyunk Ave.

It didn’t even feel like a typical townhome.

These are the ones that go fast.

DM me “Passyunk” so you don’t miss the next one.

A home inspection is a non-invasive physical examination of a property's condition, conducted by a professional inspector once a buyer is under contract. The inspection assesses the state of the home’s major systems, including electrical, plumbing, heating and cooling, as well as the roof, foundation, and overall structure.

Why it's important

1. Uncover Hidden Issues: It can reveal problems that might not be visible during a casual viewing, such as structural damage, pest infestations, or outdated electrical systems.

2. Informed Decision-Making: It provides a detailed report that helps buyers make informed decisions about whether to proceed with the purchase, negotiate repairs, or even walk away if the issues are too significant.

3. Budget Planning: Identifying issues early helps buyers plan for future repairs and maintenance, avoiding unexpected expenses after closing.

4. Safety: It ensures the home is safe to live in by identifying potential hazards like mold, radon, or unsafe wiring.

Overall, a home inspection can save buyers from costly surprises and ensure they are making a sound investment.

Understanding Closing Costs: It's not just the down payment. When finalizing a real estate transaction, it's important to be aware of the closing costs. These fees and expenses are paid at settlement and are separate from your down payment. Stay informed and prepared for a smooth closing process.

Here are some fees that are a part of closing costs: loan origination fees, title search, recording fees, taxes, insurances, commissions, etc.

You should receive a closing disclosure and an ALTA settlement sheet within the week of settlement, but will also get an estimated closing cost sheet from your Realtor/lender ahead of time.

A down payment is a percentage of your home's purchase price that you pay up front when you close your home loan.

Down payments can vary depending on what loan programs you may qualify for. Here are the minimum possible down payments that may be available for you...
Conventional loan- 3%
FHA loan- 3.5%
VA loan- 0%

There are pros and cons to both a smaller/larger down payment so it's incredibly important to discuss the details with your lender to see what is the best fit for you.

A mortgage pre-approval is a written statement from a lender that verifies a person's eligibility to borrow a specific amount of money to buy a home. The amount a person is approved for is based on their credit history, credit scores, income, debt, and assets. It's important to consider a local lender for your mortgage.

Mortgage rates continue to rise to the highest we've seen since early 2020. Some factors that attribute to this are inflation and the Federal Reserve's decision to provide less monetary support. It's expected to continue rising throughout the year. If you are thinking of buying a home, it's a good time to jump in now in order to lock in a lower interest rate.

In the second big jump of 2022, mortgage rates again rose to a high not seen since the start of the pandemic.

So, you’re thinking about renovating your house before selling it, it’s understandable.
