Resilience is about more than the buildings we create. It’s about the relationships, trust, and commitment that help a neighborhood thrive for generations.

That was at the heart of an important conversation this week at the 2026 Urban Resilience Forum, where Pennrose Regional Vice President Lindsey Samsi joined Darnetta Arce, Executive Director of the Lower North Philadelphia Community Development Corporation and Woo Kim, Principal at WRT to discuss the ongoing transformation of Sharswood.

Moderated by Pennrose’s Taylor Shinal, the conversation explored what community-driven redevelopment looks like in practice — listening to residents, building trust over time, preserving affordability, strengthening social connections, and staying committed for the long haul.

Sharswood is an important reminder that neighborhood transformation isn’t something that happens to a community. The strongest work happens with a community.

Pennrose has broken ground on 238 Pittsfield Road, a new 68-unit rental community in partnership with Town of Lenox, bringing affordable, family-sized housing to the heart of the Berkshires.

With limited affordable housing options in the area, the development will offer one-, two-, and three-bedroom apartments for families. Located just a mile from Forge, the two sister communities will bring a combined 133 new homes to Lenox.

We were thrilled to welcome John Legend to Sharswood today to learn more about affordable housing and the impact this community is making in Philadelphia.

It was a great opportunity to share the story of Sharswood – a true public/private partnership – the progress happening across the neighborhood, and the role quality affordable housing can play in strengthening communities.

Thank you to Kelvin Jeremiah – Philadelphia Housing Authority, for his vision, and for allowing us to partner with PHA on this meaningful transformation. Also, thank you to the Parker Administration for highlighting the need for high-quality housing for all Philadelphians.

Backpacks are packed and ready for a great school year! 🎒

This summer, the Pennrose Foundation’s Back to School Backpack Drive provided new backpacks filled with school supplies to more than 5,000 residents across every Pennrose community, helping children start the year prepared and confident.

In partnership with Harkins Builders, Inc.’s Harkins Foundation, Pennrose team members came together to distribute supplies, connect with families, and celebrate the new school year. Thank you to everyone who helped make this year’s drive possible!

Recently, Pennrose team members participated in Helping Hands: Community Care Challenge, a volunteer event benefiting Children's Hospital of Philadelphia (CHOP). Together, we helped package supply bags that will provide comfort, support, and essential resources to CHOP patients and their families. The event brings members of the corporate community together for a day of service focused on making a meaningful difference for children and families facing medical challenges.

We were honored to be part of this impactful initiative and to support the incredible work being done by CHOP. Thank you to everyone who volunteered their time and energy. We look forward to more opportunities to give back and make a difference in the communities we serve. 💙

Across the Berkshires, affordable housing options have long been few and far between. Now, Forge is giving families access to an affordable, high-quality place to call home.

Last month, we celebrated the grand opening of this new mixed-income rental community in Lenox, which brings 65 thoughtfully designed apartment homes across 13 townhome-style buildings, along with a modern clubhouse, fitness center, playground, and EV charging stations.

For 40 years, the Warner & Swasey building has sat vacant on Cleveland's Carnegie Avenue. Now, the prominent local landmark is getting new life as work continues to transform it into a vibrant mixed-use, mixed-income community.

For the city, this building is more than a historic factory, it's part of the neighborhood's story. We've heard first-hand from countless Clevelanders about their personal connection to the building, which is why we want to ensure Warner & Swasey's next chapter will serve as a community asset for years to come.
