We aren't your traditional "We buy Homes" company. Many of these companies offer you cash at or just above what you owe on your home. We but houses differently with as is, where is conditions and pay ALL closing costs associated with the purchase/sale of your home. Here is a list of different ways we can buy your home while giving you the most amout of money:
- Subject to
- This is where we as a buyer go into a contract with you as the seller to take over your payments (This includes paying any arrears (upfront money owed due to missed mortgage payments, tax liens, or other liens) while also providing you with agreed upon monthly payments). The monthly payments are an agreed upon amount for a set amount of years. For example, you owe 150K on your home that is worth 250K. Your monthly payment is 1K a month for Principal, intrest, tax, and insurance (PITI). We would then pay your mortgage directly for 1K per month. We then agree to pay you 100K in equity over 20 years with 10K upfront. That would be $750 per month in your pocket. Now if we sell your home before the 20 years, we will pay you the remaining lump sum at the time of closing. This process not only allows us to help you get out of your monthly payment for your home, but also gives you extra cash per month in your pocket!
- Agreement of sale
- This is almost the same as a Subject to purchase, but instead is a contract that we agree to sell your home in a set timeframe. During this contract, we fix your home and market it for sale. When the home sells, we recoup our money invested then split the left over equity by an agreed upon percentage. We can still provide a down payment up front for less percentage of the left over equity when the home sells. This is the fastest way to sell your home and get the most amount of money as you will get your equity from your After Repair Value vs the as-is value of your home in a Subject to purchase.
