We just settled on this home for my Seller clients. They only owned it for a few years and have never lived there. It's a one bedroom townhome. When they came to me and asked me what they could sell it for and that they wanted to list it for sale, I really didn't know where to start.
If you know anything about the Art Museum section of Fairmount, it's in high demand but there are a handful of full amenity condo buildings as well as a TON of boutique walk up buildings. There have only been FOUR, 1-bedroom townhomes in this area that have sold in the last FOUR years between $274,000 and $332,500 and nothing has sold in the past 2 years!!
I told my client's it'd be an uphill battle but after doing some research on 1 bedroom condos and 2 bedroom townhomes AND given the size and condition of their home we could list at $340k. It'd be the highest sale for a 1 bedroom townhome in the neighborhood. We priced it well, they took my advice on painting, cleaning and hiring QA Interiors to stage the home and get it ready for market.
We went to market, hosted multiple open houses and secured a buyer in the first week. Fast forward a month after that and we closed for $335,000... the highest sale for a 1 bedroom townhome in the neighborhood in the past FOUR years!
