As we enter the final stretch of Q3, the local real estate market remains active, although buyers are becoming a bit more selective:

🏙️ In Center City, the median sale price reached approximately $510,000 over the three months ending in July—up more than 13% from the same period last year.

🏡 Delaware County had more than 1,300 homes available for sale by the end of July, offering buyers more choices than they had earlier in the year.

📍 Montgomery County recorded a median sale price of approximately $517,000 in June, with homes spending an average of just 19 days on the market.

🌳 Chester County’s median sale price was approximately $600,000 in July, while the number of homes sold remained relatively steady compared with last year.
