As Philly faces hotter summers and more extreme heat, the way we design and build our homes matters more than ever.
That’s part of what we’re exploring with Passive George, Solo Real Estate’s all-electric, net-zero energy residential development currently under construction at 1931–1933 W. George Street.
Designed by Bright Common and pursuing PHIUS certification, Passive George uses Passive House strategies to dramatically reduce the energy needed to heat and cool the building. A high-performance building envelope, advanced air sealing and insulation, all-electric systems, and rooftop solar are designed to work together to create homes that are more comfortable, energy-efficient, and resilient.
And the goal goes even further: Passive George is projected to produce enough solar energy to offset 100% of its annual energy demand. ☀️

Architect Jeremy Avellino of Bright Common, Deborah Solo and Alejandro Franqui of Solo Real Estate, general contractor Anthony Giacobbe of Red Oak Construction, and project manager and PHIUS verifier Neil Goldman will walk through the project, the thinking behind it, and what we’re learning about building for Philly’s future.
