A caveat for landlords!! Stay informed.

Owning rental property can be a lucrative endeavor, but landlordship is rife with potential legal pitfalls. There are strict rules for screening and picking tenants, and landlords who fall on the wrong side of the law can face significant consequences.

Fellow Agents and Friends, be very careful. There are scammers taking people for first month rent deposits by copying listings of homes for sale off of Zillow and posting them for rent on craigslist. One of my homes for sale was almost victimized. A criminal cutoff my lockbox, stole the keys, showed at least two unrelated women the house and signed both to a lease. Fortunately, we had a showing before anyone could move in and the showing agent called us when she couldn't find the lockbox. The seller got to the house before one of the "tenants" paid the deposit. Today, I got a call from a woman who paid $1000, got the keys and went to move in and found the locks changed. Needless to say, she was upset when I told her to call the cops because she had been ripped off. The sad part is she paid the criminal in cash and he is apparently using a pre-paid phone so the number she had is now dead. When renting a home make sure you are dealing with the actual owner or a licensed property manager. Never pay deposits in cash. And if there is a for sale sign on the house, call the agent listed to confirm it also for rent.
