Philly Weekly market update
September 14th, 2026
I always tell my buyers that activity is going to increase right after Labor Day and this year is no exception. On average been saying 450 to 500 new homes hit each week and we saw a 50% increase this week to 759!
If you’ve been waiting for the right house to appear, keep your eyes peeled over the next couple weeks as more and more homes hit the market.

Weekly Philly market update
August 31st, 2026
Another week with more than twice the listings hitting then leaving the market. The median days on market is increasing a bit while the original to sale price ratio has decreased slightly. Bonus numbers for this week, Germantown is sitting on about five months of inventory, but remains one of my favorite and more bullish neighborhoods. Not to be slept on.

Philly Weekly Market Update
August 24th, 2026
Same trend we’ve been seeing for the last four weeks. Much more inventory coming into the market, then is closing each week. Interestingly enough, the median days on market remains just over three weeks with listings only losing about 2% from their original price to when they sell. Those are still decent numbers for the listings and I expect that if we continue to see rising inventory week after week, the days on market should start to grow.
