Mortgage rates soared to the highest level since 2024 last week. Mortgage rates are up, and a lot of buyers are worried. What if you’re shopping for a home right now? 🏡

1. Set a comfortable budget. Choose a monthly payment you can sustain, not just the maximum you’re approved for.
2. Get preapproved. Know your buying power before you fall in love with a home.
3. Ask for seller credits. Depending on the deal, they may help cover closing costs or a rate buydown.
4. Look at the full payment. Include taxes, insurance, HOA fees, and mortgage insurance.
5. Wait for the right fit. You don’t have to rush into a home or payment that doesn’t work for you.
6. Compare your loan options. The best choice depends on your finances and how long you plan to keep the home.

You can’t control where rates go next, but you can make a thoughtful decision based on what works for you today. Let’s run the numbers before you make an offer.

What if people underestimate you before they even know you?
“She looks so young.”
“Is she experienced enough?”
“Maybe she only does simple loans.”
“Would I be better off working with someone older?”
Being a young female Loan Officer has taught me something:
Sometimes people make assumptions before they see the work behind the person.
They see the age before the experience.
They see the woman before the professional.
They see the smile before the years of studying guidelines, structuring loans, solving problems, and getting deals to the closing table.
But I don’t need to prove myself by being the loudest person in the room.
I prove it by knowing my guidelines.
By answering the phone.
By finding solutions.
By protecting my clients.
By showing up when a deal gets complicated.
And ultimately, by delivering results.
Maybe being underestimated isn’t the weakness people think it is.
Maybe it’s motivation.
What if they haven’t seen what you’re capable of yet? 🏡

Things I wholeheartedly believe in while pre-approving my clients

Throughout my mortgage career, I’ve helped many clients go from low credit scores, scores that didn’t meet program requirements, or even having no credit score at all to being ready and confident to move forward with the Pre-Approval process.

For some clients, the path may take as little as 2 weeks.
For others, it may take 3–6 months, depending on their individual credit profile.

But here’s the important part:

A low credit score today does NOT mean the door to homeownership is closed.

I’ve worked with clients who were previously told their loan couldn’t be done, or that they would need as much as 40–50% down.

But after reviewing the entire financial picture, sometimes the issue isn’t that the client “can’t qualify.”

Sometimes, they simply haven’t been given the right credit strategy or matched with the right loan program.

With an improved credit profile and the right strategy, borrowers may have access to more options , from traditional income-documentation programs to alternative documentation and Non-QM programs, depending on their qualifications.

That’s how I approach my clients:

I don’t just ask, “Can we get this loan approved today?”

I ask:

“If we can’t do it today, what can we do NOW so you may be ready in a few weeks or a few months?”

There are plenty of Loan Officers to choose from in this market, and I feel incredibly fortunate that so much of my business comes from referrals.

My clients trust me enough to recommend me to their friends and families — basically doing my advertising for free. ❤️ And I’m incredibly grateful for that trust.

So here’s my message today:

👉 If you want to buy a home but your credit isn’t where you want it to be — don’t automatically assume you can’t buy.

👉 If you’ve been turned down before — it may be worth getting a second opinion.

👉 If you’re not ready today — let’s build a plan so you can work toward becoming ready.

Because not every homebuying journey needs to start with a Pre-Approval.

Sometimes, it starts with a PLAN.

Wait or Buy

My client asked me: “Mai, should I buy now… or should I wait?” 🏡

And my answer is always: it depends on YOU, not the headlines.

If your finances are comfortable, your income is stable, and the payment makes sense for your lifestyle, buying now may allow you to start building equity instead of waiting for the “perfect” market.

But if buying would stretch your budget, drain your savings, or you’re expecting major changes in your job or family, waiting can also be a smart financial decision.

There is no universal “best time” to buy a home.

The best time is when your numbers, your goals, and the right property align.

That’s why I always tell my clients:
Don’t ask, “Is now a good time to buy?”
Ask, “Is now a good time for ME to buy?” 🔑🏡

✅ Don’t make large purchases
✅ Don’t change jobs
✅ Don’t deposit large cash without documentation
✅ Don’t co-sign for anyone
✅ Don’t change bank accounts without checking first
