🔑 Congrats to the homies and on their first home! Nick and I met when I opened my restaurant many moons ago (shout out and ). We kept in touch, and when he reached out that he was interested in buying a home, we got right down to business.

🔑 Passyunk is a competitive market, and though we submitted a handful of strong offers, the other buyers were willing to overextend to win, which we weren’t comfortable doing. I always emphasis my clients’ comfort and understanding of their risk. We never make a decision without careful thought!

🔑 When this home hit the market, we knew we found something special. Having been rented for the past few years, it needed some cosmetic updates. Katrina had the vision! We acted quickly and decisively, so when we won the bid with $10k assist going to my clients (!) we were elated.

🔑 This experience showed us how important patience is when buying a home. We never acted out of desperation, even when the market wanted us to overextend. More importantly, my clients didn’t settle - we were content to bide our time until the right fit came along, and I supported them 100% to wait until they found their home.

🏠Sold! Austin knew what he wanted from the jump. He wanted to be in , have a parking spot, and be in a great condo building. We went 3 for 3 on his goals!

🏠We originally toured a different unit in this building and submitted an offer. While the listing agent dragged his feet to get back to us, another unit popped up at the same price with a better layout and had views of the entire river! I got Austin in for a tour before anyone else and got our offer in quick to avoid a multi-bid situation. We were under contract shortly after!

🏠When buying a home, it’s critical to find an agent who is prepared to act quickly. Same goes for the lender you choose! got us a preapproval quickly which helped us beat the competition. He also got my client a great downpayment grant that saved him thousands.

🏠Sold! M came to me looking to buy his first home in . Motivated, and with a clear sense of what he wanted, we toured some great homes.

🏠We were originally under contract for a different property. The inspection came back below our expectations, and I guided him out of that situation and into this home that he now owns.

🏠Having an agent on your side to negotiate $7k into your pocket, connect you with amazing loan officers (shoutout ) who puts another $4k into your pocket with grants, and provide sound guidance throughout the experience is crucial.

🎞️ I helped Ben + Kellsey find a rental a few years back, and when they reached out last year to let me know they were ready to buy, we got right down to business.

🎞️ We were under contract for a few other properties over the past few months. From permit issues to inspection issues, we saw it all, and I helped them navigate some tough situations. They never wavered!

🎞️ When we found this fantastic home on a quiet street with GOOD BONES 🦴 they knew they found the one. Helping them negotiate full seller’s assist in addition to appraising OVER asking by $15k didn’t hurt either.

🎞️ We spent a lot of time together and frankly saw some wild s**t. I like to think it makes for a good story. And I’ll miss them as clients. That last picture is my favorite. Congrats my friends - what a pleasure it was.
