Philadelphia has programs that can assist homeowners reduce their tax bill, limit increases, or make their payments more manageable.

For an example:

🏠 Homestead Exemption
If you own and live in your Philadelphia home, you may qualify to have $100,000 of your assessed value excluded from taxation, which can save most homeowners up to $1,399 per year. And yes, this is available to new homeowners too!

🏠 LOOP — Longtime Owner Occupants Program
For eligible homeowners who have owned and lived in their home for at least ten years and experienced a significant increase in their assessment, LOOP can help cap the taxable portion of the assessment and limit future increases.

🏠 Tax Freeze Programs
Eligible low-income homeowners may be able to freeze their Real Estate Tax, helping protect them from increases caused by a higher assessment or tax rate.

🏠 OOPA — Owner-Occupied Payment Agreement
Already behind on your Philadelphia property taxes? There are programs that may allow eligible homeowners to catch up through more affordable monthly payments instead of trying to handle the entire balance at once.

Hello Future Home Owners..👋🏽

My daughter is getting ready to go back to school, so I decided to give her a POP QUIZ❗️

I asked her for three home buying tips, and of course, she exaggerated the answers. 😂

Here’s the reality:

1️⃣ You don’t need a lot of money saved BUT you do need SOME money saved to buy a home.

2️⃣ You don’t need perfect credit BUT you do need a credit score that meets the requirements of your loan program.

3️⃣ You don’t necessarily need five years of work history UNLESS you are an overachiever. In most cases a two year work history along with filed tax returns is enough.
