REAL ESTATE QUESTION OF THE DAY:
Is it a good time to buy or sell real estate❓
Answer: ABSOLUTELY‼️

🤔 But mortgage interest rates went up. I keep seeing how much higher my payments would be now than if I had bought in February.
🧐 FACT: Yes, rates had dipped down and then popped back up from ~5.98%.
😀 BUT....
➡️Fixed mortgage interest rates one year ago (2025) were about ~6.7% to 7.0%
➡️Mortgage rates now (2026) are ~6.2% to 6.4%
😎 THEREFORE: Monthly payments are modestly DOWN OVER LAST YEAR, buying power is slightly BETTER.

Mortgage rates hovering near 6% are pulling buyers back into the market, and January can give your clients a meaningful edge. Buyers who purchase a 1,500-square-foot home this month could save an average of $23,000 compared with buying in May, according to LendingTree.

"I've tracked markets for that past 15 years and my clients who get the best prices have purchased in December or January," Matt van Winkle, real estate agent with Compass, tells Realtor.com. "During those months, sellers who are still on the market are more motivated and usually there is less competition."

LendingTree analyzed 2024 home prices throughout all 12 months, and found that May was the priciest month for homebuyers—at a median of $194.20 per square foot. January’s median was 8% lower at $178.60, while February’s was 5.4% lower at $183.70.

Your 20s are a great time to build a strong future. The choices you make when money is tight, when you’re just getting by but don’t have many responsibilities yet, can shape the rest of your life. Having parents who are smart with money is a HUGE advantage.
