Attention : please look at the pictures and see what staging can do. If you ask me in all my years of real estate what honestly makes me happy ! Moments like this do ! The story of the sale at 2315 federal st. When I first looked at this property with my client/friend the house needed some touching up . Certain things bother me in homes , ESPECIALLY DIFFERENT HARDWOODS ON EACH FLOOR … it makes the home look choppy in my opinion. As I walked through the property with my buddy , he wanted my honest opinion and knowing me I don’t hold back with houses lol.. I told him about the floors , yard and a few other details . The yard( from knowing the area so well) was actually a huge asset for a potential buyer . After meeting at the property a few times my client didn’t think there was a shot of getting close to 300. I said we can get close , we need to : 1 paint the front a different color , 2: fix the yard , 3 :fix the floors and make them all match AND 4: STAGE THE PROPERTY. My client thought about it and in most cases it does not always happen , but he listened to everything and did everything . The yard had a few trees taking down and was filled with mulch. The home was staged , the front was painted and the floors were done . If I had to guess a number it probably cost about 10,000. I waited till after the end of August and I did a few tricks I believe everyone listing their home should do . We actually put the house up for 315,000 instead of 300,000 which my buddy was happy to hear lol! After receiving a lot of activity and showings in 2 days I called for Final and Best . Well we didn’t get close to 300,000 we got 338,000! So this post isn’t about bragging it’s actually about me thanking my friend/client for listening to me and trusting me ! Congrats this deal was awesome ! People you hire a good realtor for a reason LISTEN TO THEM!
