When the listing agent called me a ‘deal killer’… meanwhile the house was out here looking like the foundation had trust issues. 😆

Exterior wall cracks.
Porch foundation cracks.
Cracked concrete porch floor.
Brick guardrails shifting.
Leaning stairs.
Sloping floors.
Crooked door frames.

At some point, the house itself was trying to leave the deal.

A home inspector’s job is not to babysit a transaction or emotionally support structural movement. My job is to inspect the property, document the conditions, explain what I’m seeing, and recommend further evaluation if needed.

Then the buyer decides:
‘Can I afford this?’

Most people focus on how beautiful a finished basement looks.
As a home inspector, I focus on whether it’s safe to live in.
This newly renovated home in the Cheltenham area included a basement bedroom that was done the right way, including a properly installed egress window.
Why does that matter?
In an emergency, especially during a fire, an egress window can become a life-saving secondary escape route for anyone sleeping in the basement.
Many older Philadelphia area homes have finished basements that were never originally designed as sleeping spaces, so proper egress is often missing.
In this home, the renovation team paid attention to both appearance and safety: ✔ Properly sized egress opening

What you don’t see matters just as much as what you do. 🔍
This home was beautifully renovated… but when we got to the basement, we found something that should never be overlooked.
A section of the subfloor had been cut out and poorly patched, leaving visible gaps between the basement and the first floor above.
Here’s why that matters:
• Fire Safety Risk (No Fire Stop)
That opening removes the natural barrier between floors.
In the event of a fire in the basement, flames and smoke can rapidly travel to the living areas above, reducing valuable escape time and increasing danger.
• Carbon Monoxide Risk
The basement contains gas-burning appliances (heater & water heater).
Those gaps create a pathway for carbon monoxide and combustion gases to travel directly into the living space above.
• Moisture Intrusion
Everyday activities like mopping or spills can allow water to seep through those openings… leading to hidden moisture damage, mold, and deterioration over time.
• Structural Integrity
Once a subfloor is cut, it must be properly reinforced and sealed.
A loose or incomplete patch compromises the strength and stability of the floor system.
A renovation isn’t just about how it looks… it’s about how it’s built.
This is why inspections matter, even (and especially) in newly renovated homes.
