You might be surprised to learn that purchasing a house doesn't always require a 700+ credit score, over $10,000 in savings, or a six-figure income. In fact, it's possible to qualify for a mortgage with a Mortgage FICO score as low as 580, savings under $10,000, and an income below $100,000.

The combined buyer contribution from my last three property closings was under $10,000. That's right, the total investment from three different home buyers didn't exceed $10,000.

I assure you, homeownership is not just a dream—it can be your reality.

If you rent an apartment or home in Philadelphia, you should know that your rent in 2025 will most likely be increased.

The Office of Property Assessment has already made all homeowners aware of their new assessed 'Property Market Value' which directly impacts the annual property taxes for the home/building.

In most of our cases the assessed value has risen, and so has the annual property taxes.

Like most of us, we carry a mortgage on the property or properties we own, and this will often times result in a necessary adjustment made to the monthly rental amount to be collected.

If your current rent payment is at or close to the top of your budget, then I would suggest looking for another place to rent or start on your path to homeownership so you can Divorce your Landlord.

In most cases it's cheaper to own a home than it is to rent one.

The Philadelphia Housing Authority (PHA) provides not just one, but two programs that enable participants to become homeowners.

One program allows eligible Housing Choice Voucher (HCV) holders to transform their rental assistance into mortgage assistance for the first 15 years of their mortgage.

The other program offers eligible residents of scattered sites a one-time credit of up to $50,000, which can be applied toward their down payment or closing costs.

So, here's the thing you may not already know....

I'm a licensed Realtor, this is year 9 for me, I'm full-time in re and I specialize in assisting first time home buyers with achieving their goal of homeownership.

From every step of the process, I'm there and knowledgeable. I also work with investors and home sellers too. However, I feel there's a need for more guidance on the buyer side of the transaction. So, this is where I conduct most of my business.

As a home buyer, it's important to be aware that from August 17th, 2024, you will need to pay for your own representation in a real estate transaction. Here are some key points to consider:

1) You must sign a contract with an agent before touring any property listed for sale or rent.

2) The two most common contracts are likely to be Exclusive Agency and Limited Agency. An exclusive contract binds you and an agent for a set period with full service, while a limited contract is typically a short-term agreement without the obligation to continue after a property tour.

3) You have the option to interview multiple agents before committing to a Buyer Agency Contract with the Realtor of your choice.

4) The agent's fee for service, or commission, is negotiated and established upfront before any home tours. You may find varying rates for the services provided by your agent.

5) The Buyer's Agent fee or commission is considered a closing cost.

6) Once the fee or commission is agreed upon, it cannot be altered later, except to be reduced; it cannot be increased.

7) Sellers can no longer advertise or express a willingness to pay a buyer's agent commission. However, you may request a seller concession to assist with your closing costs.

This is not just in our area; this will be in effect across the entire United States of America.

The First Front Door Grant is now open for qualified home buyers!

There's not one but two grant options! You can possibly qualify for their $15,000 or $20,000 grant to go towards your down payment, closing costs or both.

You'll have to complete HUD Certified Housing Counseling, get pre-approved for a mortgage by one of the participating lenders, and be within the grant's income limits.

This grant is on a first come first serve basis!

Homeownership may be closer than you think, and these grant options are a tool to get your there.
