Bucks County β€” here's what's happening in our market πŸ“Š

β†’ Median sale price: $500K as of January 2026, up 3.6% year over year. Single-family homes are tracking a bit lower at $475K median. The appreciation is steady β€” not spiking, not stalling.

β†’ Well-priced homes are going pending in about 6 days. Which means pricing strategy on day one has never mattered more. Overpricing and "adjusting later" isn't working like it used to.

β†’ Inventory is holding steady at around 1,500+ active listings, which is starting to give buyers a little more breathing room compared to the last three springs.

β†’ The market is shifting toward balance. Not a frenzy like 2021, not a stall like some people predicted β€” somewhere sensible in the middle. That's good news for thoughtful buyers AND thoughtful sellers.

Strongest segments this spring: new construction in the Bensalem / Warrington / Doylestown corridors, updated single-families under $600K, and top-school-district zips (Central Bucks, Council Rock, Pennridge).

Little things I've been noticing lately πŸ¦‹

β†’ Golden hour photography is worth what it costs. The exact same home photographed at 11 AM vs 6:45 PM pulls in dramatically different traffic. The market rewards sellers who wait for the light.

β†’ First-time buyers in my inbox are smarter, more prepared, and more realistic than they get credit for. They're running their own rent-vs-buy math before I even show them a property. I love this shift.

β†’ Spring markets move in beats, not one big wave. Weeks 2 and 4 of every month are the busy ones around here β€” lenders lock in, inspectors book out, listings get snatched. If you're planning a move, build your timeline around those beats.

Montgomery County β€” here's what I'm watching this week πŸ“Š

β†’ Median sale price sits at $430K as of February 2026 β€” down about 3.4% from a year ago. January was closer to $450K, so what we're seeing is month-to-month softness, not a trend break. The broader Zillow home value index is actually up 1.7% YoY.

β†’ Days on market: 42 days, compared to 40 a year ago. Homes are moving β€” they're just not moving in a weekend anymore.

β†’ Inventory: climbing, projected to rise about 10% over 2025–2026, but still well below pre-2020 levels. Months of supply is hovering in the 1.3–2.8 month range β€” technically still a seller's market, just a calmer one.

β†’ What's winning: well-prepped homes priced correctly on day one. What's sitting: anything aspirationally priced.

The headline: Montco in 2026 is stable, still appreciating in most zip codes, and significantly calmer than the 2021–2022 frenzy. That's not bad news β€” it's a market where both sides can actually make thoughtful decisions.
