Landlords:
If your licensing and taxes aren’t up to date, your tenants won’t qualify. You’ll also have to agree to not pursue eviction for at least 6-months after you receive your final payment from the city.
{The program is not available to those in public housing, Sec. 8, etc}

So when I’m not on construction sites, chasing deals, or securing hard money for my fellow investor buddies, believe it or not, I’m actually helping folks find their dream home 🏡😬
Preliminary congrats are in order for my client who needed to make room for her new bundle of joy coming soon! 🤰🏽🤗
After touring this property about a week ago, we negotiated a decent offer and got it accepted ASAP!
She’ll be closing before August is out, and will have a beautiful new home to bring her baby girl to

Now it’s time to push through these last few phases so we can get these keys 🙌🏾🔑

Ok...so I’m always injuring myself on job sites because 1) I’m never dressed properly and 2) I’m clumsy as hell 😩🤦🏾‍♀️
But we had a casualty free day, and Reek didn’t curse me out for coming on site with a sundress and boots on 🤷🏾‍♀️😂, so for those reasons...I’m all smiles 😬
Also...very small glimpse into an upcoming spacious 2 bdrm 2 bath that is 1 of 16 units hitting the market this summer.
🍓Mansion is getting an MM makeover one bando at a time...and I’ll be on site tryna avoid the ER at each one 😂🤕

My moment of honesty and transparency...
During the first walk through of this house, not even five minutes into the budget run, Reek took my little notebook and a pen and drew out this crazy axx (at the time I thought it was crazy 😩) floorplan, and without even thinking twice about it, said that this was a good play. I didn’t think that it was impossible, but I will admit, I thought that it was a bit {far fetched}. I really didn’t think that this exact vision could be enlivened in this little house.
Fast forward to a little over a month later 🤦🏾‍♀️🔮
“Perfection is the enemy of progress”... especially for me sometimes...read that, then re-read it until it’s embedded.
{Far fetched}...I’m learning more and more every day that those words just don’t belong in our vocabulary 🙅🏾‍♀️
If the people in your immediate circle don’t inspire you to push the limit, play by your own rules, and stop being so damn scared 😩...then it might be time to readjust .
