Before you hire an agent, find out what their availability is. Availability?

Well, if they're over-committed with other listings (typically this is the kind of agent that just lists a property and lets the MLS do their work), personal or unrelated professional commitments or maybe even working a full time job in another industry.

How are they going to answer inquiries on your property if they're not able to use their phone? One of my biggest frustrations and the #1 reason I got my real estate license is because agents didn't answer their phones. Real estate is fast. You see an opportunity and you need to move quickly! If the agent doesn't get back to you for a day, you can miss out.

I just inquired on a property Tuesday and it took the agent 2 days to reply. Unbelievable. Unacceptable.

Ask before you hire.

We did a little prospecting to Mountain View Arkansas over the weekend. I'd grown tired of Northern WI winter so decided to jump in the car and go. We liked the weather but not the curvy roads and steep embankments. A ten mile drive is a half hour plus to get out of and off the hills. That's a no for me.

I highly recommend this short term rental.
