Mortgage rates are sitting around 6.5% right now, and that's actually shifting the mood for buyers in Pierce County.

When rates stabilize, sellers tend to get a little more flexible, and buyers get a little more breathing room. More negotiating, fewer bidding wars, less pressure to just take whatever you can get.

That's a different feel than what this market looked like a couple years ago.

Mortgage rates are holding near 6.5% right now, and that's actually shifting some power back to buyers.

When rates stabilize, sellers tend to get more realistic on price and terms. That means buyers in Puyallup, Tacoma, and Gig Harbor have more room to negotiate than they did a year ago. Not a buyer's market by any stretch, but the conversation at the table feels different.

More homes on the market than we've seen since May, and fewer buyers under contract. That combination is real.

According to Redfin, new listings and active inventory both climbed again last week, while pending sales dropped to a six-month low. In plain terms: supply is up, competition is down, and sellers know it. Buyers who are ready to move have more options and more room to ask for things, whether that's price, repairs, or closing costs.

Sales slipped last month, but prices didn't.

According to the National Association of Realtors, existing home sales fell 1.7% in July while the median price climbed to $431,400. Inventory held at a 4.6-month supply, which is healthier than it's been in a while, but NAR's chief economist put it plainly: the market would be doing a lot better if rates were closer to 6%.

That tension between slowing sales and rising prices is something a lot of buyers and sellers in Puyallup, Tacoma, and Gig Harbor are feeling right now. What's your read on it?

Rates ticked up again this week 6.71% on a 30-year fixed, now sitting a little higher than they were a year ago.

That's two weeks in a row of increases, according to Freddie Mac's latest numbers. What's interesting is that buyer activity hasn't really flinched. Freddie Mac says purchase demand has stayed pretty steady even with rates climbing.

Whether you're thinking about buying or just keeping an eye on things, that's worth knowing. Stable demand usually means sellers still have some ground to stand on.
