🏡 What’s a Final Walkthrough When Buying a Home?

🔑 ✅ Double-check everything – Make sure the home is in the agreed-upon condition.
🔧 🚿 Repairs reviewed – Confirm that all requested repairs were completed.
🧹 🛋 Is it move-in ready? – Ensure the home is clean and free of previous owner’s belongings.
🚪 💡 Test it all – Doors, lights, appliances, plumbing – make sure it all works!
📆 👣 Usually 24–48 hours before closing – It’s your peace of mind before signing.

Being under contract on a home has a bunch of steps but I tried to hit the main points.

🔑 What’s What in Real Estate? 🏡
📄 Purchase Contract – The official agreement between buyer & seller outlining terms of the sale 🖊️
🔍 Inspection Period – Time for the buyer to check the property’s condition (plumbing, roof, etc.) before finalizing 🛠️🏚️
🏦 Lender Appraisal – Bank’s value check to make sure the home is worth the loan amount 💰📉📈

This part was a lot of fun because we could try and envision ourselves living in each home as we walked through them!

An extra fee charged by the HOA (on top of your regular dues) to cover unexpected expenses — like roof repairs, repaving roads, or major upgrades.

The first step in buying a home (if you'll need a loan) is always going to be consulting a lender💸💸! Without the loan you won't get the house 🏠.

A quick comparison between pre-qualification and pre-approval...

Pre-Qualification:
• Initial step in the mortgage process.

• Based on self-reported financial information (income, debts, assets).

• Often done informally (online or over the phone).

• Provides a rough estimate of what you might qualify for.

• No credit check or a soft credit check.

• Non-binding – not a guarantee of loan approval.

• Useful for early planning and budgeting.

Pre-Approval:

• More advanced step in the mortgage process.

• Requires verified financial documents (W-2s, tax returns, bank statements).

• Involves a hard credit check.

• Results in a conditional commitment from a lender.

• Gives a specific loan amount you’re approved for.

• Strengthens your position when making an offer on a home.

• Typically valid for 60–90 days.
