It was AWESOME hanging with today talking about Real Estate and the TRUTH about Real Estate Appraisal.

I didn’t hold back, I told the trust about UAD 3.6, how to prepare a ln appraisal packet and I talked about how non-owner occupied homes are seen by lenders in crucial markets today.

Like always I lay it out there raw. Follow them if you want to know what hurdles are coming for EVERYONE (3.6….🤮) as well ad how to address and appeal your appraisal the right and effective way.

Congratulations to ’s 1 Year Anniversary!

It has been awesome being a part of this groups first year, and while I only added sarcastic appraiser tips (where I say the quiet part out LOUD) I always felt like a part of the team.

If you’re a Realtor and you don’t know what they do, look them up ASAP because they are onto something special.

Happy Fathers Day!

Dads are complicated, right? How do you teach your kids responsibility without being a dick? How do you show the right amount of affection while still being seen as strong and reliable? How do you keep it together inside your head and out?

Who the hell knows. I don’t.

I am lucky to be surrounded by good Dads who constantly remind me that there are a lot of different ways to do it, even if the outcome doesn’t end up up the way they do in a Phil Lord/Chris Miller film.

To all the other Dads out there who work their asses off and don’t feel seen or heard…you are.

“My square footage doesn’t match county records, why”?

The square footage used by an appraiser must be measured with ANSI standards and county records does not.

“What’s the difference?”

I teach a class on this all the time but the fast answer is;

-We measure to the inch, county records round to the nearest foot or half foot

-We count stairs, some county assessors do not

-We don’t include basements into the above grade GLA, some assessors do

-If your walls are sloped, we measure from 7’ from the floor, assessors can include all areas under 7’
