“My square footage doesn’t match county records, why”?

The square footage used by an appraiser must be measured with ANSI standards and county records does not.

“What’s the difference?”

I teach a class on this all the time but the fast answer is;

-We measure to the inch, county records round to the nearest foot or half foot

-We count stairs, some county assessors do not

-We don’t include basements into the above grade GLA, some assessors do

-If your walls are sloped, we measure from 7’ from the floor, assessors can include all areas under 7’

Don’t blame the messenger…

Without hyperbole…99.99% of realtors do NOT know how we get the square footage of a home. Even though we have been doing it like this per law for 2+ years, realtors still don’t know what we do and that is a problem.

Today’s class was an absolute blast but also a sad reminder that while we are on the same team (the Real Estate team…) we don’t all know the rules. And we need to know these rules to be efficient and to NOT BE SUED!
