With 186 doors across three properties, we're expanding and need skilled, team-oriented maintenance techs to lead us into the next exciting chapters of our story.

Your responsibilities will include:
• Tackling routine apartment work orders with moxie
• Replacing outlets, switches, and light fixtures
• Repairing drywall, painting with care
• Replacing locks, ensuring safety
• Diagnosing and fixing plumbing issues
• Clearing clogged drains and sewer lines
• Repairing/replacing water heaters and faucet stems
• Assisting in maintaining pristine common grounds

Requirements:
• Valid driver's license
• Personal set of hand tools
• Minimum one year of on-site apartment maintenance experience
• Availability for on-call nights and rotating weekends (emergencies only)
• Highly organized with excellent time management skills
• Detail and service-oriented mindset
• Tech-savvy and comfortable with digital applications
• Resilience, sense of humor, and adaptability in challenging situations
• Punctuality, strong teamwork, and communication skills

Preferred Skills:

We currently manage 186 doors across three properties and are looking for property managers to lead us into the next chapters of our story.

We’re looking for an experienced leader who sees obstacles as challenges rather than dead ends. You need to be an organized, efficient communicator who understands the power of systems and documented processes and can create and implement them when they don’t exist. You’re a patient, studious mentor who understands we succeed and fail together as a team; the success of a business starts with its people.

If you’re reading this and are sadly thinking, “Hey, this sounds awesome and exactly like me, but I don’t have any experience,” don’t worry! We’re willing to train you if you’ve got the right personality and attitude!

Some of the things you’ll do and be responsible for -
• Collect rent, utility, and other payments
• Act as the subject matter expert for your community’s sub-market, keep in tune with competitive properties
• Manage and direct the on-site staff
• Lead leasing and marketing activities
• Inspect units to ensure they are ready for tenants, as well as routine unit and property inspections
• Manage daily operations for the property
• Oversee the ongoing teammate performance; onboard, train and develop new and current teammates
• Provide direction and oversight to property maintenance staff for work orders, turn schedules, inventory, maintenance staffing, and material coordination
• Formulate and execute plans to increase occupancy, increase revenue, and decrease wasteful expenses
• Minimize evictions and assist in the process when necessary
Requirements
• Minimum of one-year on-site experience in residential property management
• Proficient with Microsoft Office (Excel, Word, and Outlook).
• Ability to work effectively and lead the staff in a fast-paced, ever-changing environment.
• Available for on-call weekendz
• Highly organized with excellent time management skills
• Detail and service-oriented always
• Strong oral and written communication skills
• Knowledge of Fair Housing Rules and Regulations
• Comfortable learning and using digital applications
• Thick skin and a sense of humor; tenants can be difficult sometimes
• Understand that being early is on time, on time is late, and late is not acceptable
• Know how to be a teammate and communicate like one
Preferred Skills
• AppFolio experience (we’ll train you)
• Conversational Spanish
• Knowledge of basic maintenance
