I'll be honest, this is freaking me out a little bit. At first I thought it was a tarantula which I see all the time. Was not expecting a bat, just chilling on the wall of a porch all by itself.

I'll just continue with this inspection and pretend like I'm not thinking about that thing the whole time. Never thought I'd prefer a tarantula

If you don't know how to Roof, you shouldn't just start Roofing. Unfortunately I think that's what happened here.

I don't know how you install something like this and think you're doing it the right way. Someone must have played a roofer on TV or something.
Regardless, this is going to be a do over.

Unfortunately I see this one far too often. I pull up to a house and see shiny new shingles on the roof. Everything seems fine until I put a foot on it and it feels like I'm about to fall through.

Unfortunately that means the sheathing or deck is in rough shape. While it's still nice to have newer shingles as opposed to older shingles, this means the shingles will not attach to the roof as well as they should and instead of maybe a 20 year life, you would be fortunate to get 15. On top of that, now when you go to replace your shingles, the cost to do so just went through the roof because you're replacing dozens of sheets of plywood.

Bottom floor ceilings have to be checked and checked again and again. That includes every nook and cranny you can find.

Fortunately this was discovered for our client and now the fun begins.

Got lucky today with the rain at this Predrywall inspection in Phoenix.

Absolute downpour this morning and was able to see water coming in using out thermal imager.

Can't think of a better time to find a leak than before the insulation and drywall goes up

By now people have to start thinking that Home Inspectors are planting b**r cans in attics just for content but I swear we are not.

it almost always coincides with shoddy work though

The block test comes through again. I was expecting it here as I'm familiar with this floor plan and have seen it a few times at this location.

You never know what you're going to find in a water meter cavity. A beehive, snakes, scorpions, lizards. But today it was a little more unique

I'm glad builders are still required to do a head test on drain piping. That's when they fill all drain piping up with water and let it sit for an extended period of time. Otherwise something like this would not get discovered until the drain got used by the homeowner.
