🧐👨‍🏫 escrow reduces the risk of fraud by acting as a trusted third-party that collects, holds, and only disburses funds when both buyers and sellers are satisfied.

The escrow process occurs between the time a seller accepts an offer to purchase and the buyer takes possession of the home.

First part of the escrow process is the opening of an account in which deposits and any other payments can be held.

The buyer must secure financing, get inspections completed, purchase hazard insurance, do walk-throughs, and go through closing.

The buyer may walk away from the agreement if conditions are not met or there is a problem with the property.

Home valuation website tools are automated 🤖 glorified robots

They base your home value on a few factors:

1. What is currently for sale, is pending, and what has sold, normally in the last 3-6 months
2. Comparable price per sqft in your area
3. How many beds/baths/sqft your home has

What those sites don’t factor in:

1. Any renovations or repairs you’ve done
2. The age and condition of your appliances, HVAC, & roof
3. The current condition of your home, inside & out
4. The surroundings; mountain/desert views, busy streets, nearby schools

How do you determine the REAL value of your home?🤔

A Realtor will take ALL of those things into consideration and will provide a more realistic home value.
