The number one comment I hear from people is “I’m just waiting for rates to hit 2% again”

I love that for you.. but spoiler alert: it’s highly unlikely. We were spoiled with low rates through the pandemic. But right now, rates are in a stable place.

Stabilized rates have got buyers out and looking! We’ve definitely seen a pickup this January and it’s not looking like it’s stopping.

Buyers: don’t worry so much about your interest rate. Look at the monthly payment. If you want a lower rate, let’s ask the sellers for closing costs to buy it down.

Sellers: Let’s prep your home and get it ready! Buyers are out! Days on market is still sitting at. 60 day average, which is normal! But it’s looking like more buyers are ready. Remember, negotiating is back so we have to be realistic about what is an appropriate list price and take a look at some other terms.
