A 2-1 buydown is a way to lower your mortgage payment for the first 2 years of your loan.

Example:
If the normal rate is 6.5%:

• Year 1 = 4.5%
• Year 2 = 5.5%
• Year 3+ = 6.5%

The seller or builder usually pays for the discount upfront, which can save buyers hundreds per month early on.

Phoenix Real Estate Update – 2026

The Phoenix market is definitely changing in 2026, but that’s not necessarily a bad thing.

Buyers finally have more options again. We’re seeing more homes hit the market, less crazy bidding wars, and sellers becoming more open to helping with closing costs or rate buy-downs.

At the same time, homes that are overpriced or not marketed correctly are sitting longer. Pricing and strategy matter more now than they did when everything was selling instantly.

Phoenix is still growing, and there’s still a lot of opportunity here for buyers, sellers, and investors.
