🏠 Arizona Real Estate Market Update 🌡 Many towns are going into seller markets again!

Hey there, beautiful people! It's a gorgeous Wednesday afternoon, and I wanted to give you a quick update on the Phoenix real estate market. Can you believe it? A lot of towns are starting to move into a seller's market again, just like I mentioned back in October and November of last year.

The latest data indicates that the Arizona real estate market is picking up, and buyers are having a harder time finding properties. According to the chart here, the market indexes are above 100, indicating a seller's market. The supply index on the left also shows the supply really coming down, and the demand not coming down as fast as the supply. If you look at the detail at the bottom, you'll see that the supply is continuing to decrease, and the demand index trend is starting to bottom out and pick up.

This is great news for sellers as they'll be able to get more value for their property. However, buyers may face some challenges due to the limited supply. If you're a buyer, you may want to consider acting quickly to secure a property before it's too late.

πŸ” What To Look For In A Roof Inspection 🏠

Hey Everyone, this is Geoff Green from the Arizona Real Estate and Home Services YouTube channel, I recently had the pleasure of interviewing my friend Chris Stinnett, who runs Foresight Property Inspections, about roof inspections. We discussed the top five things that Chris looks for during a home inspection and decided to focus specifically on the roof for this particular video.

Chris explained that the things he looks for on a roof will depend on the style of roof, but generally speaking, there are a few key things that he always checks. The first thing he looks at is the drip edge flashing, which helps keep water from running down the wood. Chris notes that it's important to make sure that the drip edge flashing is installed correctly to prevent water damage to the roof and the rest of the home.

Another thing that Chris checks for on a roof is the presence of overlay on a shingle roof. Overlay refers to the practice of installing a new layer of shingles over an old layer of shingles, and while it's technically allowed by building standards, it can cause issues with the weight of the roof and reduce the lifespan of the new shingles. Chris advises against it.

Chris also checks for the proper flashing in areas where the roof meets a sidewall or a wall of the building, which is especially important for tile roofs. Finally, he looks at the condition of the roof coverings themselves, checking for worn shingles, wind damage, and broken or cracked tiles, among other things.

Have you ever wondered how global housing prices have changed since 2010?

Well, it turns out that in many countries, the prices of houses have been steadily increasing. While houses are a necessity, they are also an investment that many people rely on to build wealth. This increased demand, combined with other factors, has caused housing prices to skyrocket.

According to data from the Bank of International Settlements, the real residential property prices for 57 countries have been ranked by Ehsan Soltani from 2010 to 2022. Interestingly, 80% of the countries in the dataset have seen increases in housing prices over the last 12 years.

The most developed countries in the world, known as advanced economies, have seen the highest increases in housing prices. On average, the real price of housing has increased nearly 30% across all measured countries since 2010.

There are also emerging market economies, like Turkey and Chile, that have seen an 85% or higher increase in housing prices. India, Malaysia, the Philippines, and Colombia also saw real prices increase faster than the global average.

However, not all countries logged big housing price increases. Countries like France, Belgium, Croatia, China, and Singapore saw less than 20% growth in real prices.
There are also some countries that bucked the global trend and saw real housing prices fall over the last twelve years. These include Russia, Greece, and Italy with housing price drops of more than 20%.

It's important to note that these cases also allow us to see inflation in action. For example, in Russia, despite real housing prices contracting by 33%, nominal prices (which don’t account for inflation) are up more than 50%. In South Africa, where real prices have fallen 5%, nominal prices are up 72%.

Overall, it's fascinating to see how global housing prices have changed over the years. There are many factors at play, but it's clear that housing prices have been on the rise in many countries.

πŸ‘ Don't Believe the Scare: AZ Real Estate Market Is Strong! 🌡🌡 Arizona real estate market 2023

Hey there! It's great to talk to you today. My name is Geoff and I'm here to chat with you about the real estate market in Arizona. It's been a really cool spring so far with tons of snow and wet weather, but I think we'll start seeing some warmer temperatures soon.

Now, let's take a look at the real estate market in the greater Phoenix and central Arizona areas. As I mentioned last month, we're back in a seller's market, tracking at about the 2015 to 2016 pace, certainly not like 2021 and 2022. I know a lot of people have been asking why prices aren't coming down, and we'll take a closer look at that today.

Despite some terrifying headlines that suggest prices are going to crash, I believe that we hit the market bottom last October/November, and prices have been increasing ever since then. Even though we've had a pullback, owners with two years of ownership still closed with significant profits.

However, for the next three to five months, at least, year-over-year appreciation rates will be negative because of the huge peak we had towards the end of last year, and then the subsequent pullback. But, I want to reassure you that the leading metrics in greater Phoenix do not support continued downward pressure on prices. In fact, they're starting to come back up.

Let's start by looking at some of the headlines that are making people panic. I cut out some of the craziest ones because they're just meant to shock and scare people. It's important to understand the numbers behind these headlines, which quite frankly, just don't make a lot of sense. Many of them are manufactured to capture eyeballs, so please don't believe everything you read.

Let's take a look at some charts that I think debunk most of these scary headlines. But first, have you seen these cat pictures and pictures of the two women? They just crack me up! If anyone knows where they're from, please let me know.

Okay, back to business. The top right chart shows YouTubers talking about a crash in real estate prices, while the bottom left shows a calm-looking cat that represents Phoenix real estate prices. We hit the top back in May of last year, and since then, we've had a pullback of about 11% to the lows in late December. But, in my mind, an 11% pullback on a price doubling over the last three or four years is not a bad deal at all.

It's important to remember that for the next three to five months, year-over-year appreciation rates will be negative. So, if you bought a house during this time period, you've likely experienced a pullback. But, the question you should be asking yourself is whether your house price is still effective for you compared to when you bought it.

Towards the end of last year, we started to see an increase in prices, and even though this chart doesn't show it, we've had a normal run-up in prices that you would expect in the springtime, even though interest rates have been going up. So, despite what some headlines suggest, I don't believe the Phoenix housing market will crash to 2008 levels.

While it's true that we're in a seller's market and year-over-year appreciation rates will be negative for the next few months, the leading metrics in greater Phoenix do not support continued downward pressure on prices.

So, if you're thinking of buying or selling a home, don't let the scary headlines scare you. The real estate market in Arizona is still strong, and I believe it will continue to be so in the coming months.
