When I first walked through the door of this Ahwatukee home alongside my client, it was her first time seeing the home in eight years. She’d bought it as a single woman — her very first home — and had rented it out while life took her elsewhere. What we found inside stopped us both cold. Discarded furniture. Filth. THE STORY OF SOLD 💫

The first offer isn’t always the best one — and knowing when to say no is where experience pays off.

Sometimes you have to walk away and trust what you know.

Every listing has its twists and turns, and this one came in hot. From the very first showing, we were told the BUYERS agent “doesn’t work weekends”… but needed a response in under 24 hours… because, of course, weekends. 😅

She even asked us to show the property for her. I wish I was kidding.

This was week two on the market — and the ask? 4% in closing costs and $10K off the price, all justified by “the house down the street.”

Here’s the difference: I actually do the research.

That house down the stree’s “outdoor kitchen”? An indoor stove placed on a patio with questionable craftsmanship — not even up to code.
That “solar system”? Outdated, improperly installed, and removed by the new owners so they could redo the roof.

That’s the kind of detail that matters when you’re negotiating.

Experience isn’t just about getting offers — it’s about knowing which ones to walk away from.

We passed on that offer, and got a new offer, for full price that yielded $32,000 more dollars to the seller

Moral of the story?
Don’t say yes to the first person who asks you to dance. The right one comes correct. 💃

How? It wasn’t about being the highest — it was about being the right offer.
Clear, consistent communication with the listing agent.
