Burch & Cracchiolo, P.A. has filed a Rezoning request on behalf of Red Pine Investments, LLC ("Red Pine"). Red Pine is seeking Rezoning approval for “Villas at 43rd” a proposed single-family community on approximately 7.54 gross acres / 6.59 net acres located approximately 315' east of the northeast corner of 43rd Avenue and Baseline Road (the "Site").

The following describes the request:

Proposed Change: The request is seeking to rezone the property from S-1 to R1-10 PRD (Planned Residential Development) so that it may be developed with single-family homes. Red Pine anticipates developing the Site with approximately 34 lots at a density of 4.52 du/ac.

Existing Use: The Site is currently undeveloped vacant land that is owned and maintained by City of Phoenix, zoned S-1.
