Downtown Phoenix doesn’t sleep on a First Friday. It’s happening right now, galleries throwing their doors open, artists showing work you won’t see anywhere else, the streets packed with people who know this is one of the best nights of the month.
But tonight is just one stop. This September, the Valley has something going almost every single night, and I put it all in one place so you never miss it. Swipe through for the full lineup: the Scottsdale ArtWalk every Thursday, a haunted history tour, a Hispanic heritage celebration, a takeover dinner series, a rodeo, a vintage market, a whole week of restaurant deals, and more.
Which one are you hitting first? Drop it in the comments, and save this post so you have the whole month mapped out.
Big decisions deserve real guidance, and so does knowing where to be this September.

Waiting for rates to hit your number? So is everyone else.
Rates are sitting around 6.7% right now. Nationally, 72% of buyers say they’ve paused their search waiting for that number to move. Here’s the catch: when it does move, that whole group comes back into the market at the same time you do. The negotiating room you have today, on price, on repairs, on a home that’s been sitting, may not be there once the competition is back.
I won’t guess where rates are headed. Nobody actually can. But I can run your actual numbers, buying now vs. waiting, so you’re deciding off math instead of a hunch.
Send me your scenario and I’ll run both sides. 📲

Thinking about a big renovation before you sell your North Central Phoenix home? Pump the brakes for a second.

The most expensive mistake I see is renovating for a prospective buyer. You pour money into finishes you love, or finishes you assume “someone” wants, and the actual buyer for your block near the 7’s may want something completely different.

Know who buys in your pocket of North Central and what they actually pay for before you spend a dollar. That is where the return lives.

I came to Carefree for the tea today, not the tee. ☕

Though really, I came for the company, a slow afternoon with my mother-in-law and her dear friend.

And the sweetest surprise? The tea room was honoring Dolly Parton today. Her whole songbook, all instrumental, playing softly over the china and the roses. Dolly, in a proper English tea room. Iconic. 🤠🫖

But sitting there, it hit me. This little pocket of the Valley is home to some of the most beautiful golf communities in the country. The Boulders is right up the road. Terravita, Tonto Verde, and Tatum Ranch are all a short drive.
Some of my clients dream about waking up on a championship course. Others just want to live near the charm, the tea rooms, the trails, the small-town Carefree feel, and play a round when the mood strikes. Both lifestyles are right here.
So whether you're fairway-front or near-the-charm, ask me anything about living out here: the golf, the neighborhoods, or where to get the best pot of Earl Grey. 🫖
👇 Which one are you: on the course, or near the charm?

120 years of architecture, and Phoenix has been standing in it the whole time.

Coldwell Banker’s story opens in 1906 with the Craftsman bungalow, and you don’t have to leave the city to find one. Wide covered porches, tapered columns on brick piers, art glass windows, built-in cabinetry. Those details built whole neighborhoods in central Phoenix, and they are still standing in Coronado, F.Q. Story, Garfield, and Willo.

A little local history. Garfield traces back to an 1883 subdivision and an 1895 streetcar line. F.Q. Story carries the name of a citrus grower from the Sunkist era. Willo grew from old citrus and flower farms into one of the city’s most recognized historic neighborhoods. All of them filled with Craftsman bungalows through the 1920s, the exact style this celebrates.

Here is what surprises people. These homes are not just history. Right now they are on the market from the low $K200s to over $2 million, whether you want a restoration project or a showpiece that is already done.

Curious what is available today? Send me a message and I will walk you through it.
