Things are looking encouraging for our market, in the last two weeks we have more listings under contract than at the same time in any of the last 3 years. We are still far below the activity we had in 2022, which was fueled by very low mortgage interest rates, but at least we are improving! Time to look back on 2025! The real estate market in 2025 looked a lot like 2023 and 2024, but just a smidge better. πŸ”‘πŸ πŸ‘ While sales aren’t at the levels we saw during the boom years, activity remains well above what we experienced during the 2007–2008 downturn. With interest rates moving down to 3-year lows recently, I am hopeful for a positive 2026!

It is time for a mortgage interest rate update! Just like last year, mid-September brought a yearly low in the mortgage interest rates. Last year the average hit 6.11% and this year on September 16th it hit 6.13%, but has since gone back up to 6.38% this past Friday. As the heat of Summer continues on, mortgage rates have dropped from over 7% in May to 6.6% currently which increased our number of sales a bit. Inventory has decreased due to cancellations of listings over the recent hot months. This makes our market more balanced, but we are still in a buyer’s market in most areas. The median price of a home is currently just a hint down compared to this time last year, $445,000 versus $448,500 last year.
