This year, seller expectations and buyer discipline are a bit out of sync, and that gap is what can leave your home sitting on the market. The rapid appreciation of recent years has leveled off, buyers are far more selective with their capital, and pricing off what sold down the street last year no longer works.

Studying absorption rate and current neighborhood data, prices your home for how buyers are behaving today, which protects your leverage and can put you in a much better position to sell in the first 30 to 60 days rather than three to six months.

A lot of people think the inspection is the buyer's job, but if you’re selling, a pre-listing inspection is one of the best marketing moves you can make. It turns those scary, big-ticket items like roofs and sewer lines, into points of strength rather than reasons for a buyer to back out or ask for a massive credit.
