I’ve been investing in real estate and business since 2014 and spent majority of the time pigeonholing myself into the label of a longterm buy and hold real estate investor. As I continued to learn and grow more overtime I had to shed that label and realize I am not “real estate guy” I am a BUSINESS GUY the industry I have a strategic advantage in just happens to be real estate.

Once I made that distinction I began to look around at all the successful operators I knew who were really making significant $ and they were all business owners NOT just RE Investors.

My challenge to every real estate investor out there is if you want to truly succeed, grow and scale you have to see yourself and your company as an actual business!

Let me be clear I still have and will invest in syndication/funds in the future BUT and I really broke down aspects of investing as an LP that many investors ignore until it’s too late.

1. Once you’ve invested you have 0 control.

2. The preferred return is not guaranteed and you should not rely on that capital. If things go wting they can and will suspend distributions.

3. There’s a real opportunity cost of having your $ tied up for YEARS!

I HATE TO SEE THIS!

This is why having CASH RESERVES should be a CORNERSTONE in ANY fix and flip or development business!

We have a borrower set to lose 6 Figures ALL because he did NOT keep enough cash reserves to sustain his interest payments. If he did he would recoup most if not all of his capital back and move on to the next deal!

I understand everyone wants to scale their business and do MORE deals but do not sacrifice your cash reserves for the sake of more volume because IF something goes wrong you are stuck!
