Today we broke another support level on the inventory front. Active listings for all of Maricopa county dropped below 11,000 since the peak in October 2022 of more than 18,000. This is a 39% drop in less than 5 months. A dropping inventory usually causes values to go up but in parallel we have experienced a drop in buyers due to the increase in mortgage interest rates. Market report and why DIY is more important than ever:

April 23rd the housing market turned from an excessively low inventory market and started its way towards a buyers market. In 16 weeks the housing inventory went from 3100 active homes for all of Maricopa County to today's inventory of 15,424 for Active and Coming Soon properties. The results so far have been a 7% decrease in value from the top, increased number of price reductions and majority of homes are closing under list price now. We are still near the top of a 12 year run but my analysis leads me to believe we will lose another 22% of value by January 2023.

What does this have to do with DIY? DIY or sweat equity is the best way to gain value in your home with a small amount of personal labor and the cost of material. If you plan on selling now or sometime in the future you will always gain a higher return on your investment when you complete updates yourself. That's not to say some things are best left to the expert contractors. As an example, I recently remodeled a home and spent approximately $130,000 and completed about 80% of all the work myself. If I hired the proper trades to perform the work the cost would have been $280,000 and in a down market that 150K makes a huge difference when selling a home. It did take me a little longer than if I had all the teams doing the work for me but I still would have had to spend a large amount of time managing the labor as well. If I hired a general contractor, I would end up tacking on another 10% to the total number.

A little bit of research and labor can go a long way for your pocket book and in the end make you feel good about Doing It Yourself.

2. We ask that buyers carefully select the best choices to minimize high volume showings
3. If a property is occupied, we will provide sanitizing wipes or gel for hands
4. We ask you to minimize touching door k***s or anything inside and allow the agent to open doors and other things

IMPORTANT NOTICE: A few months ago Microsoft purchased a large parcel of land in the Goodyear area just south of the Goodyear Airport. Speculation is that they are planning a second headquarters and control center for their smart city in Tonopah. Currently homes in Estrella Mountain Ranch have sold for as little as $99/sf. You cannot build for that price. This is a major indicator that home prices are about to escalate quickly in the Goodyear area. Phoenix AZ today is just wet and some places received snow. In the Northern part of Scottsdale that reaches 3000ft above sea level I have seen video of 4" of snow.
