Move-up buyers in Phoenix are seeing more room to negotiate and plan smart transitions this summer. 🏠✨

With the market leaning slightly in buyers’ favor, homeowners upgrading to a larger space have more flexibility, but timing and preparation are still everything. Right now, well-priced homes attract offers, and buyers have new leverage to negotiate on terms like closing dates or repairs, making it possible to sell and buy with less pressure.

The right move-up strategy? Decide up front whether a smoother, lower-risk move or a quick leap into your new home matters most. Selling your current place first offers more certainty, while buying first can work if you have strong financial backup or access to temporary financing tools. Coordinating both transactions, through simultaneous closings or using options like contingencies, leasebacks, or backup housing, can turn potential headaches into simple logistics, not crises.

Clear pricing, early mortgage planning, and honest communication with agents and lenders are what set successful upsizers apart in today’s Phoenix market. 🗝️

If you were planning a move-up this summer, would you choose to sell first or buy first?

Right now, late-summer buyers in Scottsdale and Tempe have a window for real negotiation power. 🏡

With the Greater Phoenix market balanced and quieter than the hectic spring, prepared buyers aren’t rushing into bidding wars or waiving protections. Instead, there’s room to compare options, ask for seller concessions, and secure extras like closing cost help or rate buydowns, especially on homes that have been sitting through the slower summer months. Sellers are motivated after a stretch of lighter activity, but that edge won’t last once new listings hit and more buyers jump back in for fall.

If you’re weighing a move, acting before the next wave of inventory can put you in the driver’s seat for pricing and terms. For buyers who know what they want and are ready with financing, this season is about precision, spotting opportunity and negotiating value, not just chasing deals. 🔑

Have you noticed the late-summer shift in your search, or are you holding out for the fall?

Arizona law gives HOAs the power to shape daily life in both planned communities and condominiums, but it also draws clear lines on what they can and can’t do. 🏡

When you buy into an HOA community in places like Phoenix or Scottsdale, you’re agreeing to a set of community rules, often covering everything from paint colors to landscaping. That means a neater neighborhood and access to amenities like pools and clubhouses, all managed by the association. Many buyers see this structure as a plus, especially for the peace of mind that comes from knowing common areas stay cared for.

At the same time, Arizona’s statutes put some protections in place for homeowners. Owners have the right to inspect records, attend meetings, and push back on unreasonable rules. Still, you’ll need to weigh the benefit of shared spaces and preserved curb appeal against the trade-offs, like paying assessments and accepting rules about what you can do with your property.

Choosing between an HOA and a non-HOA home is about your lifestyle and how much you value consistency, amenities, and neighborhood appearance. 🏠✨

🌵☀️ Hey August! The Arizona Heat Is Still Showing Off… But So Is the Real Estate Market! 🏡🔥

August is here! 🎉 The kids are back in school 🎒, the monsoon clouds are thinking about showing up ⛈️😂, and we're all still doing that Olympic-level sprint from the front door to the air-conditioned car because apparently 500° steering wheels are now standard Arizona equipment! 🔥🚗🥵

While Mother Nature continues turning up the thermostat, the Maricopa County real estate market is staying surprisingly steady—and that's welcome news! 👏📊

📈 🏠 Homes for Sale:
We're currently sitting at a little less than 17,000 homes on the market. Inventory has been declining for the past 5 months here in Maricopa County. 📉

⏳ 📅 Days on Market (Active):
Homes averaged 92 days on the market in July, unchanged from June. 📊 Buyers are still doing their homework and weighing their options carefully... because nobody wants to make a six-figure decision any faster than they decide what to order at a drive-thru! 😂🏡🍔

📦 🏡 Homes Sold:
According to ARMLS, 6,449 homes sold in July, with 5,074 right here in Maricopa County! 🙌 That's about 700 fewer sales than June, but still roughly 150 more than July of last year. And honestly, that isn't too surprising. July is typically one of the slower months for home sales. ☀️🥵

But here's the bigger picture... 👀

So far in 2026, home sales are up 4.4% compared to the same period in 2025 and 5.6% compared to 2024. Even better, we're up by about 200 more home sales compared to 2023! 📈👏

🚀 ⏱️ Closed Days on Market:
Homes that sold in July averaged about 84 days on the market, which is unchanged from my last report. Homes aren't exactly disappearing overnight, but they're still selling at a healthy pace. Think "slow and steady" rather than "blink and you missed it."

📊 ⚖️ Months of Supply:
Inventory currently sits at a 4.14-month supply. 📦

That's a move toward a healthier, more balanced market. ⚖️

Sellers don't have all the leverage...but buyers aren't exactly finding "Everything Must Go! 75% Off!" signs hanging in every front yard either! 😂🏷️

💰 🏷️ List Price vs. Sales Price:
Homes are currently selling for about 94.8% of their list price. 💵

That works out to roughly a $5,200 adjustment for every $100,000 in list price. However, this number may be a bit of an anomaly, so we'll want to see what happens next month. I expect that this number will move back toward the 97.5% range. 📈

💵 🏠 Median Sales Price:
The median sales price for July came in at $450,000, about $3,000 lower than June. Truthfully, home values have been hovering around this same general range for nearly 18 months.

And sometimes...boring is beautiful! 😄🏡 Especially when we're talking about the value of your home.

🌎 🔥 The Bottom Line:

Considering everything happening around us—interest rates 📈, inflation 💲, stock market swings 📉, and enough breaking-news alerts to make your phone seriously consider early retirement 📱😂—the Maricopa County housing market has remained remarkably resilient.

So, what does all of this mean for you and your home? 🤔🏡

📲 If you've been wondering what your home is worth, whether it's the right time to buy or sell, or you're simply curious about what's happening in your neighborhood, I'd be happy to help.

🌵☀️ Let's make August a great month! Stay cool, stay hydrated 💧, watch out for those surprise monsoon storms ⛈️, and if you're thinking about making a move in 2026...Let's talk! 🏡🎉

🏡🎉 SOLD in Phoenix! 🎉🏡

There’s nothing better than handing over the keys and knowing we made it to the finish line! 🔑🙌

Diane, I’m incredibly grateful you trusted me to represent you during the sale of your home. This one wasn’t exactly a straight line to closing—we had our share of unexpected twists, challenges, and moments that tested our patience! 😅

But we kept moving forward, found solutions, stayed on track, and ultimately got it SOLD! 💪🏡✨

That’s the reality of real estate. It’s not always about how smoothly a transaction starts—it’s about having the experience, persistence, and problem-solving skills to navigate the bumps along the way.

Thinking about making a move in 2026? 🏠🔑 Whether you’re buying, selling, or just starting to explore your options, I’d love to be your resource from start to SOLD!

Many buyers are surprised by who can qualify for a VA loan and how discharge conditions impact eligibility. 🇺🇸

In Phoenix, having a military background can open unique home financing doors, but not every service record is the same. Qualifying for a VA home loan depends not just on serving, your type of service, the length of time you served, and your discharge status all play a role. Veterans, current active-duty members, National Guard, and Reservists each have distinct requirements, and even certain surviving spouses may be eligible. It’s essential that your discharge was under conditions other than dishonorable, as this directly affects entitlement to VA benefits.

The key step is confirming your eligibility and securing your Certificate of Eligibility. This document spells out your service history and tells lenders you meet VA standards. With that in hand, you can work with a VA-approved lender and take advantage of benefits like flexible approval terms and the chance to buy with little or no down payment, making it possible to compete in the Phoenix market with less cash upfront. 🏡✨

Curious if your service qualifies or want help decoding the VA process?

Ever wonder how selling your Arizona home can create a capital gain you didn’t even realize? 🏠✨

When your home sells for more than what you originally put into it, after accounting for upgrades and selling costs, that difference is called a capital gain. The real win comes from knowing how federal and Arizona tax rules shape what you actually keep from the sale. Arizona treats gains as part of your regular income, so it’s not just the sale price that matters, but your adjusted basis and which exclusions apply.

It’s smart to dig into the specifics before listing. Make sure you’re including every improvement and expense in your calculations, and don’t overlook the federal rules that could exclude a large part of your gain. Many sellers focus only on the final sale price, but it’s the taxed gain that shapes your bottom line. 📝🔑

Thinking about selling in Phoenix? What’s one thing about the process you wish more people knew before they listed?

Please note: This information is for general guidance only and should not be considered tax advice. Capital gains implications vary based on your individual situation, so please speak to your CPA or tax professional regarding capital gains before making any decisions.

Lender pre-approval and local neighborhood research can make a bigger Phoenix home feel within reach, without the stress. 🏡

When you map out your budget, drive time, and must-have features before touring homes, you set the stage for a smoother transition. Pre-approval shows you exactly what’s possible, while a deep dive into Phoenix neighborhoods helps you avoid settling for a home that doesn’t fit your lifestyle or routine.🗺️

A strong plan isn’t just about numbers, it’s about timing. Being pre-approved means you can act fast when the right home pops up, and careful neighborhood analysis helps you balance space, schools, and community needs. Combined, these steps give you confidence as you line up buying your new place and selling your current one, so you’re not left juggling keys or moving trucks at the last minute. 🚚✨
