🌵☀️ Hey August! The Arizona Heat Is Still Showing Off… But So Is the Real Estate Market! 🏡🔥
August is here! 🎉 The kids are back in school 🎒, the monsoon clouds are thinking about showing up ⛈️😂, and we're all still doing that Olympic-level sprint from the front door to the air-conditioned car because apparently 500° steering wheels are now standard Arizona equipment! 🔥🚗🥵
While Mother Nature continues turning up the thermostat, the Maricopa County real estate market is staying surprisingly steady—and that's welcome news! 👏📊
📈 🏠 Homes for Sale:
We're currently sitting at a little less than 17,000 homes on the market. Inventory has been declining for the past 5 months here in Maricopa County. 📉
⏳ 📅 Days on Market (Active):
Homes averaged 92 days on the market in July, unchanged from June. 📊 Buyers are still doing their homework and weighing their options carefully... because nobody wants to make a six-figure decision any faster than they decide what to order at a drive-thru! 😂🏡🍔
📦 🏡 Homes Sold:
According to ARMLS, 6,449 homes sold in July, with 5,074 right here in Maricopa County! 🙌 That's about 700 fewer sales than June, but still roughly 150 more than July of last year. And honestly, that isn't too surprising. July is typically one of the slower months for home sales. ☀️🥵
But here's the bigger picture... 👀
So far in 2026, home sales are up 4.4% compared to the same period in 2025 and 5.6% compared to 2024. Even better, we're up by about 200 more home sales compared to 2023! 📈👏
🚀 ⏱️ Closed Days on Market:
Homes that sold in July averaged about 84 days on the market, which is unchanged from my last report. Homes aren't exactly disappearing overnight, but they're still selling at a healthy pace. Think "slow and steady" rather than "blink and you missed it."
📊 ⚖️ Months of Supply:
Inventory currently sits at a 4.14-month supply. 📦
That's a move toward a healthier, more balanced market. ⚖️
Sellers don't have all the leverage...but buyers aren't exactly finding "Everything Must Go! 75% Off!" signs hanging in every front yard either! 😂🏷️
💰 🏷️ List Price vs. Sales Price:
Homes are currently selling for about 94.8% of their list price. 💵
That works out to roughly a $5,200 adjustment for every $100,000 in list price. However, this number may be a bit of an anomaly, so we'll want to see what happens next month. I expect that this number will move back toward the 97.5% range. 📈
💵 🏠 Median Sales Price:
The median sales price for July came in at $450,000, about $3,000 lower than June. Truthfully, home values have been hovering around this same general range for nearly 18 months.
And sometimes...boring is beautiful! 😄🏡 Especially when we're talking about the value of your home.
🌎 🔥 The Bottom Line:
Considering everything happening around us—interest rates 📈, inflation 💲, stock market swings 📉, and enough breaking-news alerts to make your phone seriously consider early retirement 📱😂—the Maricopa County housing market has remained remarkably resilient.
