Updated kitchens, modern bathrooms, and new flooring can certainly enhance a property's appeal. However, an appraisal looks at the property as a whole, not just its latest improvements.
Appraisers also consider factors such as location, overall condition, size, layout, lot characteristics, market trends, and comparable sales to develop a well-supported opinion of value.
Every improvement contributes to the property's story, but market evidence helps determine how those improvements are reflected in its value.
A fresh renovation can make a great impression, but it's only one piece of the bigger picture.
