Following up on my last post about why housing feels so unaffordable right now — a lot of you asked how we got here. This is a big part of the answer. 👇

Remember what home prices did during COVID? Here's the number that still surprises people. 🏡📈

Right before the pandemic hit, the median home in Greater Phoenix was $290,000. By the market's peak in mid-2022, it had climbed to $475,000.

That's a **64% increase in about two years** — roughly double the ~32% appreciation the U.S. saw nationally over the same stretch. Rock-bottom interest rates (2.6-3%), a wave of remote-work relocations, and a supply crunch all collided at once, and Phoenix was one of the hottest destinations in the country for it.

If you bought before 2020, you likely built more equity in two years than in the previous decade. If you were priced out during that run, you're not imagining it — it really was one of the fastest price surges this market has ever seen.

This is exactly the gap I was pointing to last time: paychecks never had a chance to catch up to a jump like this, which is why affordability still feels so tight even with today's rates sitting close to the historical average.

Everyone blames mortgage rates for how unaffordable housing feels right now. The data tells a different story. 🏡📊

Today's 30-year rate (6.6%) is actually *below* the 55-year average of 7.64%. Rates aren't the outlier — they're pretty normal by historical standards.

What's not normal? Since 1991, Greater Phoenix home prices have grown 6x. Take-home pay has only grown 2.8x over that same stretch. That gap — not the interest rate — is why a mortgage payment eats up 42% of the average paycheck today, versus a much more comfortable 20-25% through most of the '90s and 2000s.

The one time it was actually worse than today? 1981, when rates hit 16.6% and swallowed 84% of the average household's take-home pay. So no, we're not there. But we're not in a "normal" market either — and understanding why is the first step to making a smart move in it.
