West USA Realty is celebrating 40 years in business and with that they are celebrating us, their agents. Fun time at the Spring Training game last night. Got to see so many faces of West USA Realty and represent us at West USA Realty Cares.

Well behaved dogs and cats can still get scared on 4th of July! Fireworks can alarm them unexpectedly.

1. Make sure your dogs chip information is accurate! Address and phone numbers! Make sure they are wearing their collar today!

2. If you are away from home ot just for extra safety tape or pin a second phone number to your pet collar for ease of return.

3. If you have a dog door, lock them up. Keep them inside and double lock that outside gates are secured. (A scared dog can jump or climb things you didn't expect. )

4. Give them lots of extra attention early in the day, play with them, swim with them lots of pets.

5. Provide a safe space. Sometimes a kennel (no collar ) a special bed, extra blanket. Music or TV on louder than usual. Calming treats.

6. Cats can sometimes startle as well. If you have an outdoor cat keep them locked inside as well.

Another day in the life of real estate... Early morning with my niece so we went on another bike ride along the canal, watches the sunrise and some duckies. She made me some eggs and coffee for breakfast. While eating outside we talked about the pigeons on the roof and decided to do an inspection and maintenance. Then time for my morning journal. All before 8:30 am!

Dropped off some still at a rental property, did a property inspection before move, checked on my listing before buyers inspection. And then met my cleaners and did a few repairs at my recently vacant rental.

Managed to make it home at a decent time and catch dinner and play pool with some friends.

I want to show you what we do all day. Why we are worthy of your loyalty and business.
-Started the day journaling and reading.
-Went under contract with my listing!
-Attended a vendor panel with lots of education. Thank you Valerie Clark for putting that on!
-Did a property drive by to check on an HOA violation. -Worked from my car in between drives.
-Opened escrow and all the contract start. (Special thanks to Julie Godwin for being my TC and managing a lot of that communication! )
- went to my listing to check on it since it is vacant, check on the pool
- did a property check out with another property
-went home and worked on accounting and contracts.

Played a fun game today! How many of my properties can I visit in 1 day.
The current answer is 7 properties and my office.
Between the multiple Tenant check outs that happened April 30th and needed inspection. The Property prep for 2 more and my listing for sale it was a busy day. I did cancel meeting a contractor at my Scottsdale property but then added an SOS lockout for my Peoria place.
Despite running around town I love my job! Now to the computer work to send Deposits to my wonderful tenants!

Why I chose to become a Realtor?

I am often asked why I chose Real Estate. It’s a long story that I will attempt to simplify. I have always been interested in the fix and flip shows, remodeling and constant rearranging of my home. My father was an appraiser so I have a back knowledge of the way real estate works. My father and my realtor when I bought my first house wanted me to get into real estate. (I had other goals in mind).

I purchased my first home and then a few years later sold it. I Learned a lot about the process. I went through the option of “instant Offer, you choose your closing date” companies that offered far less than market value. I looked into an investor (My house was in decent condition I just needed it sold). Of course the investor was essentially trying to pay me $5000 above what my mortgage was and he would pay for moving! But I wasn't in that kind of a hurry...

Ultimately, I went the traditional route, Lucky me I had a friend in real estate who educated me, put my house on the market, Sold it for above what I anticipated AND in only 5 days! WOW! I almost lost out on quite a bit of money! (Don’t get me wrong, non-traditional routes CAN sometimes be the right one- ASK me more about investors and instant Offer companies).

How I got here... What to do with my money...I wanted to make sure it was to be well spent. So why not put it into another home? Another investment! Sounds GREAT! Then what? (Not like I made enough to quit my job! Then started thinking about becoming a REALTOR.... Then, my father passed away and I inherited his house. The probate process and all the Selling decisions AGAIN, but this time with some knowledge and background.
