The Phoenix numbers are interesting.

More than half of active listings in 85016 (51.6%) have already had a price reduction, and homes that are selling are closing at about 94.4% of their original list price.

Another interesting number is that 23.2% of recent Phoenix Metro residential sales were CASH.

What does that tell us? Pricing and positioning are important. Buyers are out there, but they are paying attention to value and sellers need a had a strong set plan from the start of listing.
