What can a seller—and more specifically, their agent—do when an appraisal comes in $40K below the contract price?

My seller needed the proceeds from this sale to close on a new build. The buyer was set on the lower price, so one appraisal suddenly put two closings at risk.

Walking away wasn’t our first move. I looked at both transactions for solutions:
• The buyer’s agent agreed to reduce their commission.
• I negotiated another $10K off the new-build purchase.

Then this text arrived from the new build agent:
“Sending you an updated purchase price and payment addendum with an additional $10K price reduction :) You have yourself a great realtor.”

Altogether, we found $25K to help offset the $40K difference and hopefully keep the deal together.

A low appraisal doesn’t always end a sale. Sometimes the solution is found beyond one contract.

Fire ’N’ Ice Sports Arena is coming to North Phoenix very soon, and Troy may have delivered the best sales pitch of all: it will be “the best air-conditioned place in Arizona.”
