💸The cost of waiting in the Anthem and Phoenix areas for real estate is real.

Back in 2020, the median home price was around $349,900.
Today? Around $510,000.
That’s a $160,100 price increase alone — and when you add in approximately $122,400 paid toward rent over the last 6 years, the total financial impact comes out over a QUARTER OF A MILLION dollars. 💰
📍TOTAL LOST: $282,500

Here’s the reality:
Trying to perfectly time the market often costs more than getting into the market!

For buyers:
Waiting for the “perfect” rates or “perfect” timing can mean paying significantly more later. Homeownership is about building equity, stability, and long-term wealth — not timing every market shift perfectly.

For sellers:
There are still serious buyers in today’s market, especially in Anthem and throughout the Phoenix area.
Proper pricing, preparation, and strategy matter more than ever.

“I’m waiting for rates to drop before I buy.”

I have heard this constantly for about 2 years now....and I understand the logic. Who wouldn’t want a lower interest rate?!! — but let me tell you what it really means 👇

Scenario A — You wait for rates to fall 1%
→ Rate drops from 1%
→ Monthly payment on a $500,000 home drops ~$300/month
→ But if prices rise just 5% while you wait, that home is now $525,000
→ Your new payment? Not too much different — and the home is costing you $25,000 more, plus a higher down payment at closing

Scenario B — You buy now, refinance if rates drop
→ There’s an old saying: “Marry the house, date the rate” (I never liked that saying, but the concept is good)
→ Refinancing costs $3,000–$5,000 — a one-time fee
→ If rates drop meaningfully, you refinance and capture the savings
→ Meanwhile you’ve been building equity in your home while it appreciates

There are no guarantees either way…
but the math on waiting is more complicated than most people think.

🤷🏼‍♀️The math on waiting only works in one specific scenario: rates fall and prices stay flat!!
Historically, when rates drop ⬇️significantly, demand surges and prices rise⬆️ to compensate.
