🏡 Yes, Phoenix is a buyer-friendly market… BUT there’s more to the story!

There’s a lot of talk about buyers having more negotiating power right now—and in many cases, that’s true.

But here’s what buyers need to understand…..
not every seller has the same ability to negotiate!!

A seller who:
• Put very little money down
• Hasn’t owned the home very long
• Has already invested in improvements
• Has limited equity
may not have much room to lower the price and offer substantial buyer credits.

And then there’s how the home is priced.
A home that’s already priced aggressively may have less room for a big price reduction or additional concessions.

That’s why you can’t assume, “It’s a buyer’s market, so every seller will take less.”

👉 Every listing is not equal.

The right offer strategy means looking at the specific home, the seller’s position, the comparable sales, days on market, condition, and how the property is priced—not just what the overall Phoenix market is doing.

This is where strategy matters!!

In July, the ten most expensive homes in Arizona's luxury market closed from a $7.1M estate to a $40.2M compound in — two of the priciest sales even sold on the same street.
Most of the top 10 landed in Paradise Valley, which has long been known as Arizona's luxury real estate hub, with the rest in Scottsdale.
