Every property has a buyer. The question isn't *if* it will sell... it's **when** and **for how much.**

Today's market is exposing the difference between experienced agents and inexperienced ones.

An inexperienced agent often jumps straight to one solution:

💰 "Let's lower the price."

An experienced agent understands there are other factors at play first.

One of the biggest? **Absorption rate.**

With nearly **25,000 homes** competing for buyers, people have endless choices. They're moving slower because they *can.*

Sound familiar?

👉 "Maybe we'll see it this weekend... or next."
👉 "Let me ask my spouse first."
👉 "How long has it been on the market?"
👉 "I'll sleep on it."

That's buyer psychology—not necessarily a pricing problem.

In a balanced or buyer's market, buyers rarely feel urgency because they believe another home will always be available.

In a seller's market?

⚡ 30 showings.
⚡ Multiple offers.
⚡ Homes selling on day one.

The market adjusts **up** quickly.

Today's market adjusts **down** much more slowly.

Here's the key:

✅ Price it correctly, and your home should sell around the market's natural absorption rate.

✅ Price it aggressively below market, and it will likely sell faster.

❌ Price it above market, and expect it to take longer than the absorption rate.

The goal isn't to panic and chase the market.

The goal is to understand **where your home fits** in today's supply-and-demand equation and make smart adjustments—not emotional ones.

Since today is septic Tuesday...because I said so.

Close to one of the largest septic repairs in my career - closed last week of June.

When my client bought the property she didn't use a horse property specialist. Who knew there was a septic tank?

No transfer
No pumping
No Inspection

Oops.

When I looked at her property, I didn't anticipate any issues with the septic. Sometimes you can see big trees planted on top..not this one.

❤️ This is one of those transactions that reminded me why integrity matters.

During a recent septic repair, what looked like a simple fix turned into something much bigger. $30,000 bigger

The contractor found:
🌴 Tree roots invading the system.
🧱 A broken septic lid.
🚧 Damaged leach lines.

My seller had a choice.

Do the minimum...

Or make sure the next family receives a properly functioning system.

My client chose to do the repair the right way—even though it cost them more.

That decision gave the buyers confidence and helped move the transaction forward.

One of the biggest misconceptions I hear...

"If I pump my septic tank, it passes inspections."

❌ Nope.

Pumping and inspecting are two completely different things.

Here's the difference:

🟢 **Pumping**
✔️ Removes waste from the tank.
✔️ Routine maintenance.
✔️ Helps your septic system last longer.

🔍 **Inspection**
✔️ Evaluates the condition of the entire system.
✔️ Looks for broken lids.
✔️ Checks the baffles.
✔️ Looks for root intrusion.
✔️ Evaluates the leach field.
✔️ Identifies potential failures.

Think of it this way...

🚗 Washing your truck doesn't tell you if the transmission is bad.

The same is true with your septic system.

If you're buying or selling a horse property, make sure you know which service you're actually getting.

I have a seller right now that the Realtor didn't tell her there was a septic when she bought. 🤦‍♀️

Miami is… a lot. Loud, flashy, always on. Not exactly my natural habitat 😅

And yet… there I was.

Paul and I were on baby duty while Emma lived her best life at the Versace Mansion. 😂

The beach? Stunning.
The weather? Perfect.
The clouds? Dramatic and full of empty promises.

One evening the wind chose violence—napkins, tablecloths, drinks… all gone rogue.

The next morning I was on a patio with my laptop, surrounded by wild parrots, clinking dishes, and sidewalk chatter. It was actually kind of magic.

And also… I was working.

Because here’s the truth no one glamorizes:

This job? It’s not about fancy cars or curated “look at me” lifestyles.

It’s not hustle culture. It’s not grind culture. 🤮
It’s people.

It’s being the one they call when things feel uncertain.
It’s being steady when deals get messy.
It’s knowing your fiduciary duty and actually honoring it.

During that trip, I spent hours supporting clients and coaching agents.
At a restaurant. On vacation. With the wind trying to take out my lunch.

A man sitting behind me listened to one of those calls.
At the end, he said, “I want you to help me buy here.”

I told him I’m not licensed in Miami. I’d connect him with someone great.

He said, “No… I want you.”

Why?

Because what people actually want isn’t the flash.
They want someone who has their back.

Someone who is FOR the client.
FOR the deal.
And knows exactly where the line is.

That’s the part you can’t fake. And you definitely can’t teach it.

Do I work while I travel? Yes.
Am I available 24/7? Absolutely not.

Boundaries matter. Communication matters.
And guess what… the world keeps spinning if I’m on a flight ✈️

I saw a meme that said:
“When you realize your parents left you a good work ethic instead of millions.” 🤭

I’ll take it.

Because caring? Showing up? Doing the right thing when no one’s watching?

That’s the whole job.

And I take it seriously.

Most people use the terms interchangeably, but in Arizona, they're **not the same thing.**

👤 **Real Estate Salesperson**
A salesperson is licensed to help clients buy and sell real estate, but they **must work under the supervision of a licensed broker.** They cannot operate independently.

🏢 **Real Estate Broker**
A broker has completed additional education and experience requirements, passed a more advanced licensing exam, and can legally supervise other licensees, manage a brokerage, and is responsible for ensuring transactions comply with Arizona real estate laws.

⚖️ A broker also carries additional responsibilities related to risk management, contract compliance, and the protection of the public.

As the **Designated Broker** of my brokerage, I'm responsible not only for serving my clients but also for overseeing the brokerage, supporting my agents, and helping ensure transactions are handled professionally and in compliance with Arizona law.

💡 **Straight Shooter Tip:** When choosing someone to represent you, don't just ask how many homes they've sold. Ask about their experience, education, negotiation skills, and how they'll help protect your interests throughout the transaction.

🌵A weird story about our client's house key.

Are these your keys?

Yesterday I got a call from a woman in North Phoenix.

"I found some keys and they have your name on them. Did you lose your keys?"

1️⃣ First. I panicked. Did I lose my keys?

2️⃣ Second, I asked for a photo of them.

She said her phone was full and she couldn't send a photo.

👀 I get upwards of 35 or more spam, telemarketing, crappy, time-wasting, energy-sucking, vampire, gross calls a day. I thought, is this a clever scammer I have on the line? 🤷🏼‍♀️

I asked her to send me a photo of the keys on someone else's phone. She did.

✔️ They weren't mine, but because I rekey the homes I sell with branded keys, this one had my branded key on it. That's how she found me.

I sent an email out to all of my past clients. Guess what. We found the rightful owner and got the misplaced keys to their home.

The interesting thing was that the owner didn't lose the keys. He took his car to Walmart, and they had put the keys in this woman's car by accident when they were servicing her car. 🙈

Another reason to have us help you with your next home purchase. Horse property or not!
