๐ As a homebuyer, horse property or not, how do you get the seller to cover thousands of dollars in fees for YOU?
This is my husband, Paul, with me. For 36 years, he has been by my side through good and bad. This post is about our clients, not Paul and I. Not really, anyway. ๐

On Sunday, Katie and I got another offer accepted for our buyers. The fun part? I negotiated everything in their favor. ๐ฅณ
In our new home, my internet doesn't work great in my office, so I often do Zoom calls in the kitchen.
This means Paul (who was a broker for years) listens in, and I always have to disclose to my clients that he is in the background.
After Katie and I went through the buyer's offer and explained all the little details about spending their money and their responsibilities, I went to work on the phone. I prenegotiated everything with the other agent.
Paul was still listening in.

Now, I could tell you, Paul is my greatest fan. This is true.
I could also tell you he is biased...this is NOT true. He often gives me harsh feedback and sometimes I don't like it. What I can say is he is HONEST. ๐ณ
But Saturday, he watched and he listened while I worked. After several hours of him listening to me with both the clients, Katie and the listing agent, he stopped and looked at me.

He could hear the other agent on the line.

When I was done, he said, "You are going to get them to do all of that S #!t. It's insane listening to you. It's like friggen art or something. It's like people want to do what you ask. They like you. They get their clients to give you everything you want."

"Everything my clients want," I corrected. "And part of it is knowing what market we are in ... buyer markets are easier to get more."
"People want to wait until interest rates fall but when that happens, it will be a feeding frenzy, and then they will struggle with getting their agent paid and getting their closing costs paid. It won't happen, and they will pay more." I continued.
"Yea,h but Shelly, it's over the top, the stuff you get for your clients. Right down to saving them another $350 dollars on title fees. Who does that? Most agents want their title company because of the relationship they have with the escrow officer."

He continued. "In the meantime, you are checking the fees of all these title companies and showing them to your client so they can pick."
"Yes," I said.
Paul: "I bet most clients don't know you do all that.""

"Doesn't matter," I said. "It's my job."
Then he said some of the nicest words he has ever said.

THAT's F'ing Fiduciary. What you do is true fricken fiduciary. I think you are one of the top five Realtors in the state. I've never seen anyone do what you do.
